About The Position

Easterly Government Properties, Inc. is a publicly traded Real Estate Investment Trust (REIT) focused primarily on the acquisition, development and management of Class A commercial properties that are leased to U.S. Government agencies. This position will report to the Executive Vice President - Acquisitions and will also support multiple members of the Acquisitions team. In this role, the Analyst/Senior Analyst will contribute significantly to the Company’s investment decisions by providing analytical and execution support for acquisitions and dispositions.

Requirements

  • Undergraduate degree with a major in Finance, Accounting, Real Estate, Economics or Mathematics preferred
  • One (1) to five (5) years of financial analysis experience at an investment bank, consulting firm, private equity or hedge fund, brokerage, or related (prior commercial real estate analysis experience is preferred)
  • Advanced understanding of Excel, Word and PowerPoint
  • Strong understanding of basic commercial real estate concepts and valuation techniques including those particular to publicly traded REITs
  • Strong mathematical skills required to perform financial analysis (IRR, ROE, sensitivity tables etc.)
  • Excellent verbal and written communication, planning, organization, and interpersonal skills
  • Ability to function in a team-oriented setting as well as independently
  • Attention to detail and ability to function under tight deadlines
  • Ability to work accurately and efficiently, handle multiple projects at one time, interface and collaborate with other groups in the organization, and prioritize time effectively
  • Strong sense of personal motivation and responsibility

Nice To Haves

  • Proficiency in Argus Enterprise preferred
  • prior commercial real estate analysis experience is preferred

Responsibilities

  • Develop detailed financial models, utilizing both Excel and Argus Enterprise, for purposes of underwriting and analyzing the viability of potential investment opportunities
  • Prepare investment summaries and present potential investments to team members
  • Assist with the creation of detailed investment approval memos for review by the Board of Directors
  • Compile, review and analyze due diligence materials to identify, minimize and/or eliminate risks associated with acquisitions
  • Create lease abstracts to be used by the Acquisitions, Asset Management and Accounting teams
  • Manage database of investment prospects and update pipeline status report for review and discussion by senior management
  • Conduct market analyses and prepare supporting materials for acquisitions including rental, sales, and expense comparables through independent field work and direct contact with brokers, appraisers, and developers
  • Assist in the disposition process of existing portfolio assets
  • Work with the Accounting team to coordinate funding needs for closings
  • Support the Development team on an as-needed basis by performing financial analyses to determine the viability of various pursuits
  • Assist with preparing the initial budget forecasts for newly acquired assets
  • Perform periodic analytical tasks for Asset Management
  • Other assignments as requested on an ad-hoc basis
