About The Position

LAC is seeking an Analyst, Portfolio Financial Operations, to support the financial operations of our growing affordable housing portfolio. This is a strong opportunity for an early-career professional looking to build a foundation in real estate finance while gaining broad exposure to the processes that support a large, national portfolio. In this role, you’ll help coordinate recurring portfolio activities, maintain accurate records, and work closely with internal teams and external partners to keep key financial processes moving. You’ll gain hands-on experience across property financial reporting, audits and tax filings, lender and investor reporting, insurance, and other portfolio-level responsibilities. As you build your knowledge of the business, you’ll also have opportunities to improve how work gets done by identifying process enhancements, gathering stakeholder input, and helping develop more efficient workflows. Over time, strong performance can lead to greater ownership, more complex financial responsibilities, and deeper involvement at the property and portfolio level. This is a hybrid role based in Santa Monica, with in-office days on Mondays, Wednesdays, and Thursdays.

Bachelor’s degree in Accounting, Finance, Economics, Real Estate, Business, or a related field.
0-2 years of relevant experience, including internships, are encouraged to apply.
Strong proficiency with Microsoft Office, particularly Excel.
Comfort learning new systems and technology; experience with property accounting, reporting, or workflow tools is a plus.

Experience with or interest in affordable housing, real estate, finance, accounting, or investment management is a plus but not required.

Responsibilities

Manage the monthly financial statement tracking process across LAC’s portfolio, including monitoring receipt from external property management companies (PMCs), maintaining accurate status records, and escalating outstanding deliverables.
Coordinate the communication of financial review comments prepared by Senior Finance Associates and responses from PMCs, including tracking open items, following up with external partners, scheduling meetings, and maintaining clear documentation.
Track invoices received from external CPA firms, reconcile charges to executed engagement letters, identify discrepancies, and coordinate with Portfolio Financial Operations reviewers, Corporate Accounts Payable, PMCs, and CPA firms to facilitate timely payment.
Gather, organize, and validate reports and supporting documentation for lender and investor reporting requirements.
Maintain centralized records of final property-level audits and other key financial documents so they are accessible to cross-functional teams.
Prepare personal property tax returns for internal review, file approved returns, and track submissions and related deadlines across the portfolio.
Prepare real estate tax exemption applications and supporting documentation for internal review, submit approved applications, and track their status through completion.
Compile and provide closing-binder documentation to external CPA firms to support property-level audit and tax-return preparation.
Manage the payment and tracking of insurance premiums across the portfolio in coordination with Development team leaders, PMCs, external insurance consultants, and internal stakeholders.
Coordinate the replacement reserve reimbursement process following review and approval by the Senior Finance Associates, including submitting approved reimbursement packages to lenders, monitoring requests through processing, and confirming receipt of funds by the property management companies.
Provide process coordination and administrative support for budget-to-actual reviews, annual budgets, stabilization testing, and other recurring Portfolio Financial Operations activities, including status tracking, document organization, and meeting scheduling.
Learn existing workflows, identify opportunities to improve efficiency and accuracy, gather feedback from team members and cross-functional stakeholders, and help design, implement, and refine scalable processes using Excel, AI, automation, and other appropriate tools.
Perform special projects and other duties as assigned.
