About The Position

This position interfaces with the public and governmental entities to obtain and manage property rights and licenses for the Company and to the public and governmental entities. Another aspect of this position concerns monitoring and inspecting the Company's property for unauthorized usage.

Requirements

  • Requires a bachelors degree from an accredited college or university, or in lieu of the bachelor's degree, it requires four (4) years combination of education and experience providing an equivalent level of knowledge in addition to the experience below.
  • Requires a minimum of 3 to 5 years of experience in land related activities with an understanding of land transactions, legal documents, metes & bounds descriptions, land titles, abstracts, surveying, and GIS.
  • Able to demonstrate and apply the manual dexterity to operate a personal computer and common office equipment.
  • Able to operate a motor vehicle and drive a motor vehicle daily or for extended time periods, in a safe manner, and enter/exit vehicle unassisted.

Responsibilities

  • Performs land title research utilizing both internal and external resources to determine ownership and other land rights. Performs commercial and residential plat reviews and approvals.
  • Reviews all documents related to acquisition of easements and other land rights for accuracy and completeness.
  • Prepares legal documents by composing and constructing phrases or clauses in a clear, concise and professional manner which define the rights, interest and obligations of the parties involved and define various types of easement locations, rights of way and real estate properties following established methods of writing land descriptions.
  • Acquires rights by negotiating both non-monetary and monetary terms and conditions for easements, deeds, permits, access, agreements and licenses by contacting landowners and other entities such as Railroads, Corps of Engineers, Fish and Wildlife, Federal Aviation Authority and other governmental entities to accommodate the installation and/or maintenance of company facilities.
  • Consults with Service Area Managers, Service Consultants, Developers, Environmentalist, Surveyors, Engineers, Attorneys, Governmental Agencies and landowners in order to resolve land and easement related issues.
  • Observes Company facilities and promptly reports and records any defects or irregularities with Company equipment or lines in accordance with established Company procedures.
  • Advocates safety in all aspects and protects the public concerning the dangers involved with activities in the vicinity of gas and electric Company equipment or lines.
  • Sells, releases, licenses and exchanges real property to others; protects all property and rights of the Company.
  • Analyzes and determines damages done to property and negotiates damage payments with property owners.
