VillageWalk consists of two gated neighborhoods (VillageWalk and Enclave - both neighborhoods separated by Lake Nona Boulevard) totaling 1,433 homes in Lakes Nona, FL. VillageWalk blends resort-style and modern homes with a unique neighborhood design, creating a new concept for living in Central Florida. A Town Center is connected by bridges and canals leading to lighted walking trails, pools, parks, sports courts, and other amenities. The Property & Grounds Coordinator is responsible for overseeing the maintenance, safety, and appearance of all common-area grounds within VillageWalk at Lake Nona HOA. This role focuses on landscaping, irrigation systems, roads and sidewalks, lakes and stormwater systems, and other community assets. The Coordinator ensures all grounds-related services comply with Florida environmental regulations, local ordinances, and HOA standards, while maintaining high curb appeal and resident safety.

Requirements

  • High school diploma or equivalent required
  • 1–3 years of experience in grounds, landscaping, facilities, or property maintenance
  • Knowledge of Florida landscaping practices, irrigation systems, and native plant materials
  • Familiarity with lake and stormwater management in Florida communities
  • Understanding of local water management district guidelines and environmental compliance
  • Ability to read site plans, contracts, and inspection reports
  • Strong organizational, communication, and vendor-management skills
  • Ability to work independently and prioritize multiple projects
  • Ability to walk and inspect large properties for extended periods
  • Ability to work outdoors in Florida heat, humidity, and varying weather conditions

Nice To Haves

  • Associate’s degree or coursework in horticulture, facilities management, environmental science, or related field preferred
  • Prior experience in HOAs, condominiums, or large residential communities strongly preferred

Responsibilities

  • Oversee all landscape maintenance including turf, palms, trees, shrubs, seasonal plantings, and mulch
  • Audit resident and common area landscaping services per the agreement specifications
  • Monitor and coordinate irrigation system operation, repairs, and water-use efficiency
  • Monitor plant health related to pests, fungus, heat stress, and storm damage
  • Conduct regular inspections of roads, sidewalks, curbs, pathways, signage, and common-area hardscape
  • Identify trip hazards, drainage issues, and deterioration caused by heat, moisture, or tree roots
  • Coordinate asphalt, concrete, striping, signage, and minor drainage repairs
  • Assist with long-term planning for resurfacing, sidewalk replacement, and capital improvement projects
  • Oversee maintenance of lakes, fountains, reclaimed ponds, and stormwater retention systems
  • Coordinate aquatic weed control, algae management, erosion control, and water-quality testing
  • Ensure compliance with Florida Department of Environmental Protection (FDEP) and South Florida Water Management District requirements
  • Monitor lake banks, trenches, and storm drains for erosion, blockages, or damage
  • Assist with preparation of documentation related to stormwater system inspections and maintenance
  • Serve as the primary point of contact for landscaping, irrigation, lake management, and hardscape contractors
  • Monitor vendor performance, safety practices, and contract compliance
  • Verify completed work prior to approval or payment
  • Assist in soliciting bids, reviewing proposals, and coordinating contract renewals
  • Maintain service schedules and vendor documentation
  • Perform routine property inspections and document conditions with photos and written reports
  • Track work orders, preventative maintenance schedules, and vendor service logs
  • Assist with grounds-related budgeting, forecasting, and expense tracking
  • Ensure compliance with HOA governing documents, insurance risk-management guidelines, and Florida statutes
  • Assist with pre-storm preparations, including landscape securing, drainage inspections, and vendor coordination
  • Conduct post-storm inspections to identify damage, safety hazards, and insurance-related issues
  • Coordinate emergency or expedited repairs following severe weather events
  • Respond to resident inquiries related to grounds, landscaping, lakes, and exterior maintenance
  • Provide clear updates and reports to management and the HOA board
  • Support special projects, inspections, or community initiatives related to exterior improvements
