We are currently looking to add a talented Acquisitions Associate to the Acquisitions department in CREA’s Indianapolis, IN office. Physical Presence: In-Office | Tue – Thu; Flexible | Mon & Fri Open to: Indianapolis, IN Reports to: Senior Vice President, Originator Position Summary: The primary role of this position is to support CREA’s Originators across the organization based on business need and workload. This position will manage assigned pipelines of affordable housing properties, conduct financial analysis, prepare executive summaries, and coordinate CREA’s business development pipeline for qualifying Low-Income Housing Tax Credit (LIHTC) properties under Section 42 of the Internal Revenue Code. The qualified candidate must be able to effectively communicate with developers, third-party lenders, legal counsel, CREA Originators, and CREA employees at all levels while balancing shifting priorities across multiple transactions.

Requirements

  • Bachelor's degree in Finance, Accounting, Real Estate, or a related field required.
  • Up to 2 years of experience in financial analysis, financial modeling, underwriting, or transactional real estate is preferred, but not required.
  • Experience with multifamily real estate, LIHTC transactions, or affordable housing is a plus.
  • CPA designation is a plus but not required.
  • Strong analytical and problem-solving skills with the ability to review and interpret financial information.
  • Strong time management and organizational skills with the ability to manage multiple priorities and deadlines.
  • Comfortable interacting with senior leadership, developers, lenders, legal counsel, and external partners.
  • Ability to handle sensitive and confidential information with professionalism and discretion.
  • Proficiency in Microsoft Office Suite, particularly Excel and Word.
  • Willingness to travel up to 10% annually, including industry conferences, events, and CREA's annual company meeting in Indianapolis.

Nice To Haves

  • Experience with multifamily real estate, LIHTC transactions, or affordable housing is a plus.
  • CPA designation is a plus but not required.

Responsibilities

  • Support CREA Originators across the organization based on workload, transaction activity, and business priorities.
  • Manage assigned deal pipelines from the application process to signed Letters of Intent.
  • Analyze and update financial projections for affordable multifamily residential properties.
  • Review market studies, tax credit applications, and sponsorship information to ensure conformance with internal requirements
  • Prepare Placement Committee packages in partnership with the applicable Originator.
  • Proactively coordinate Placement Committee approvals
  • Coordinate with multiple Originators to help prioritize work, track deadlines, and maintain timely communication on assigned transactions.
  • Prepare letters of intent and other transaction-related materials, as requested by the applicable Originator or Acquisitions leadership.
  • Other duties based on business needs assigned by manager.
