Job Description Overview: The Vice President, Land Development at Brookfield Residential, is a pivotal role that offers an outstanding opportunity to lead a highly skilled team of Contract Administrators, Project Managers, Directors, and Field Managers. Based in the vibrant Costa Mesa, CA, office this role is integral to our Southern California operations and reports directly to the Regional President, Land for CA and AZ . You will work closely with multiple internal departments, providing overall leadership and coordination for the Division’s land business. This position provides a chance to create a significant impact in a dynamic and collaborative environment.

Requirements

  • A Technical degree in Civil Engineering, Construction Management, or equivalent experience, plus 10 – 15 years of direct land development management experience
  • Extensive experience providing executive‑level leadership to complementary teams, aligning talent, culture, and performance within land development operations.
  • Ability to acquire a General Contractor’s California “A” License
  • Critical thinking, strong discernment, and proven analytical capabilities
  • Outstanding negotiation, interpersonal, and communication skills to ensure the highest quality outcomes
  • Strong cross-functional capabilities and influence
  • Proficiency in Microsoft Project and Excel
  • Knowledge of local community regulations, policies, and guidelines

Responsibilities

  • Serve as the Responsible Managing Employee (RME) for the Division’s land development general contracting entity
  • Coordinate the entire construction bid and contract award process, ensuring it is accurate, fair, and driven by Brookfield's internal guidelines and governing agencies’ requirements
  • Deliver finished lots, common infrastructure, parks, and amenities to meet Division goals
  • Direct all community land development budgets, cash flows, and schedules
  • Choose expert consultants to accomplish community land development goals, objectives, and results
  • Ensure the quality and timeliness of services delivered by the department
  • Deliver timely information to other departments involved in the community land development process
  • Establish business metrics to drive quality results within the department
  • Research and bring awareness to new industry approaches, technology, and government policies to ensure maximum efficiencies in land development planning and operations
  • Ensure compliance with Brookfield Residential's Health and Safety Program
  • Identify and access top talent and relationships, including third-party consultants and contractors, benefiting the Division
  • Manage and coordinate Land Department resources, collaborating with Directors and Project Managers to identify limitations and alternatives
  • Ensure suitable performance and conduct of contractors/consultants during the land development process
  • Provide timely feedback on performance and development needs of the land team
  • Offer direction, mentorship, and support to ensure corporate directives and policies are understood and achieved
  • Contribute to the local executive team's annual business plans and objectives
  • Provide strategic input and analysis across all Southern California business teams
  • Participate in the negotiation and sale of land and lots within communities, directing technical, municipal, and development achievements needed for a sale
  • Underwrite acquisition opportunities and lead due diligence on engineering and land development of new communities
