Job Overview: The Vice President of Land serves as the executive leader responsible for overseeing all land functions within Park Square Homes — including land acquisition, due diligence, entitlement, permitting, and land development. This role will strategically drive the company’s short- and long-term land pipeline, ensuring a balanced portfolio that supports current operations, market expansion, and future community launches. The VP of Land will collaborate directly with executive leadership and divisional teams to identify growth opportunities, manage risk, and ensure efficient execution from land purchase to lot delivery. This individual will lead both the Land Acquisition and Land Development departments, fostering collaboration, consistency, and performance across all regions.

Requirements

  • Bachelor’s degree in Real Estate, Civil Engineering, Construction Management, Finance, or a related field required; MBA preferred.
  • 12+ years of progressive experience in residential land acquisition and development, with at least 5 years in a senior leadership capacity.
  • Proven track record managing large-scale residential and mixed-use projects in Florida.
  • Deep understanding of entitlement, permitting, and infrastructure processes.
  • Demonstrated success leading multi-market teams and driving organizational expansion.
  • Exceptional financial acumen and proficiency in real estate investment modeling.
  • Visionary leader with a balance of strategic and operational expertise.
  • Strong negotiation, analytical, and financial modeling skills.
  • Deep knowledge of land use regulations, zoning, and development economics.
  • Excellent communication and interpersonal skills with the ability to influence across all levels.
  • Proven ability to build and lead high-performing teams in a dynamic, growth-oriented environment.

Responsibilities

  • Develop and execute a long-term land strategy aligned with corporate objectives, balancing near-term deliveries with future market expansion.
  • Identify and evaluate new market opportunities across Florida, preparing feasibility and entry strategies for executive consideration.
  • Partner with the CEO, CFO, and COO to guide land investment priorities, capital allocation, and overall portfolio performance.
  • Establish standardized processes, reporting, and accountability measures for all land operations companywide.
  • Oversee all land sourcing, underwriting, and negotiation activities, ensuring alignment with growth and profitability targets.
  • Direct the creation of detailed pro formas and feasibility studies to assess project ROI, IRR, and absorption performance.
  • Negotiate complex real estate transactions, option agreements, and land banking structures that optimize financial outcomes.
  • Build and maintain strong relationships with brokers, landowners, developers, and municipal officials to sustain a robust pipeline.
  • Lead entitlement and permitting processes to ensure all communities meet regulatory and environmental requirements.
  • Oversee engineering, infrastructure, and horizontal construction from acquisition through lot delivery.
  • Manage project budgets, schedules, and quality standards, ensuring communities are delivered on time and within budget.
  • Collaborate closely with Construction, Purchasing, and Operations to align land readiness with build schedules.
  • Implement best practices and process improvements that enhance efficiency and reduce development cycle times.
  • Partner with Finance to forecast land spend, lot deliveries, and return metrics for the company’s land portfolio.
  • Review and approve land-related budgets, contracts, and capital expenditures, ensuring alignment with financial goals.
  • Monitor key performance indicators (KPIs) and provide clear reporting on pipeline status, entitlement progress, and financial performance.
  • Collaborate cross-functionally with internal departments — including Legal, Sales, and Marketing — to ensure cohesive project execution and risk mitigation.
  • Lead, mentor, and develop both the Land Acquisition and Land Development teams, fostering collaboration and operational excellence.
  • Establish clear goals and accountability standards while empowering teams to make data-driven decisions.
  • Cultivate a culture of innovation, integrity, and continuous improvement across the department.
  • Serve as the company’s external representative for all land-related matters, maintaining a strong presence within the development community.
