About The Position

Clarion Partners operates independently as a Specialist Investment Manager owned by Franklin Templeton (FT), a diversified firm that spans asset management, wealth management, and fintech, giving us many ways to help investors make progress toward their goals. Position Overview: Clarion seeks to hire a Vice President for its Industrial Transactions team to support the company’s investment efforts in the industrial sector. The successful candidate will lead all underwriting for existing and new acquisition/development opportunities in the central region and will have a role in industrial dispositions for the firm. This individual will work across all of Clarion’s funds/initiatives that own, acquire, or develop industrial real estate. They will collaborate closely with our asset management and construction teams on new opportunities. They will also be responsible for maintaining existing external relationships (brokers, developers, lenders, etc.) and establishing new relationships that will benefit the firm. The firm is currently actively investing in the industrial sector via equity and debt on behalf of several Clarion sources of capital (industrial open-end fund, core fund, opportunity zone funds, separate accounts, etc.) and has a history of over $50B in industrial investments in its track record. The candidate should demonstrate strong investment acumen, have a lengthy track record of industrial acquisitions, JV structuring expertise and broad relationships with operators and brokers.

Requirements

  • 7- 10+ years of experience in the industrial sector with a sizeable track record of executing on transactions
  • Currently in an acquisitions role within an established real estate investment management firm with significant allocation towards industrial
  • Industrial sector expertise and existing broker/operating partner relationships in targeted markets
  • Sharp thinker with a track record of producing creative, compelling, detailed materials and information to support conviction behind investment decisions
  • Highly motivated individual who works well in a fast-paced, time-sensitive environment
  • Team player and self-starter; able to work across multiple platforms to achieve results
  • Excellent communication, organizational and follow-up skills, both verbal and written, both externally and internally across all levels of the firm, including Senior Management

Responsibilities

  • Assist with defining Clarion’s investment strategy within the industrial sector
  • Collaborate with the various portfolio management teams and asset management teams, making asset and market selection recommendations and identifying target operating partner relationships
  • Source and transact new joint venture relationships, direct opportunities and acquisitions
  • Participate in Clarion’s industrial disposition efforts nationally
  • Build and execute on a robust underwriting and asset management process that holds the team accountable and elicits confidence in the market
  • Assist with deal structuring and negotiation of investment terms, including coordination with legal counsel
  • Prioritize industrial sector education and professional development with the team to successfully underwrite, execute and asset manage all Industrial sub-sectors
