About The Position

The Vendor Relations Manager oversees the strategic management of vendor partnerships and compliance programs, ensuring operational excellence and risk mitigation across the organization. Responsible for maintaining a centralized vendor database, managing contracts at both site and corporate levels, and implementing processes that drive efficiency and accountability. This role focuses on building strong vendor relationships and conducting regular audits to ensure alignment with company standards. Additionally, the Vendor Relations Manager will support strategic procurement initiatives and collaborate cross-functionally to enhance service delivery and minimize risk. Finally, because we are a growing company, our expectation is that you will execute such tasks as necessary to support the company even if they may fall outside of your defined responsibilities.

Requirements

  • Must possess a high school education; however, a BA/BS degree preferred.
  • Employment history that demonstrates experience in multi-site property management and residential property operations, including all facets of managing the physical, operational, financial, and customer service performance of a wide variety of asset types under varying market conditions.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
  • Current Valid Driver's License
  • Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
  • Routine local travel may be required to run business-related errands including but not limited to meetings and training.
  • Non-local travel may be required for business-related responsibilities.
  • Exempt employees are expected to adhere to the standard work week schedule and work any hours necessary to perform the duties of the job.
  • Must be able to perform the essential job functions unaccompanied.

Responsibilities

  • Oversees and maintains the Compass (intranet) procurement page, ensuring accurate, up-to-date content and a visible, centralized database of approved and preferred vendors.
  • Owns and administers vendor risk management and compliance programs, ensuring all vendor partners meet company standards and regulatory requirements.
  • Owns the management of vendor contracts at both the site and corporate levels, leveraging approved software partners to ensure consistency, compliance, and efficient contract lifecycle management.
  • Develops, formalizes, and implements a standardized escalation process for delinquent invoices in collaboration with internal stakeholders and vendor partners.
  • Builds and maintains strong, collaborative relationships with current vendors while proactively identifying and engaging potential future vendor partners.

  • Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, and the general public.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
  • Partners with internal leadership to communicate vendor performance insights and recommended actions based on data-driven evaluations.
  • Assists the Senior Director of Procurement with strategic procurement initiatives, including program development, process optimization, and vendor strategy execution.
  • Assists with special projects and other duties as required.
  • Establishes, tracks, and refines key performance indicators (KPIs) to effectively measure vendor performance, service quality, and value delivered.
  • Conducts regular vendor performance reviews and audits, compiling and evaluating results to identify trends, risks, and opportunities for improvement.
  • Continuously evaluates tasks and searches for opportunities to improve and enhance current processes.
  • Other duties as assigned.
