About The Position

The Traveling Compliance Auditor is responsible for monitoring property management operations within the Pennrose portfolio, with a primary focus on ensuring that all required recertifications are completed timely and maintained in full compliance with applicable site-specific covenants. This role requires expert-level knowledge of relevant housing programs, exceptional attention to detail, and the ability to proactively obtain and verify critical documentation necessary for file compliance. The Traveling Compliance Auditor will maintain consistent and effective communication with site staff, operations personnel, and other Pennrose team members to ensure ongoing adherence to all program requirements. Ultimately, this position plays a key role in protecting Pennrose assets by ensuring continuous compliance across the assigned portfolio.

Requirements

  • Expert level knowledge LIHTC and of HUD programs including but not limited to: Public Housing, Section 8, HOME, and other rental assistance or rental income housing programs.
  • Minimum of 3 years of experience in compliance / property management or a closely aligned field
  • Proficiency in use of computers including the following software: Yardi, Microsoft Outlook, Word and Excel.
  • Ability to communicate both in writing and verbally in an effective manner.
  • Ability to organize, prioritize, and multi-task.
  • Ability to pay attention to detail and adhere to strict deadlines.
  • Requires strong understanding of basic math skills.
  • Ability to work varying hours and work until tasks are complete.
  • Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties, training, etc.)

Responsibilities

  • Be available to travel to properties within the Pennrose portfolio
  • Ensuring all required recertification notices have been sent to the tenants
  • Overseeing the entire recertification process of all tenant recertifications for the property they are working with ensuring accurate and timely processing of all tenant and resident third party verifications, conducting detailed processes and follow through to complete the recertification.
  • Provide on-site support to properties that are delinquent in the recertification process, including traveling to the property and completing late recertifications as required.
  • Assist in the review and approve all move in files for accuracy and compliance with the applicable housing programs.
  • Review and approve all recertification files for accuracy and compliance with the applicable housing programs.
  • Provide feedback and training, onsite and virtually, to those who prepare files in areas where deficiencies may exist with the goal of eliminating repeated deficiencies.
  • Assist with accurately preparing and timely submission of all reports requested and required for state housing agencies, HUD, investors, and others as applicable.
  • Audit on site resident files as needed to ensure that all documents are included, file is in order and organized
  • Ensure the correct income, rent and utility allowance is correct in Yardi during each review
  • Collaborate with the Regional Property Manager and VP of Operations to ensure that each property maintains a current and accurate utility allowance, as applicable.
  • Be open and available to answer questions from PM’s, RPM’s, VP’s and others with regards to compliance related issues providing consistent and accurate guidance.
  • Develop and maintain positive relationships with state agencies, HUD reps, investors, and others.
  • Attend State Agency and HUD MOR’s compliance review as needed when time permits
  • Conduct on-site file reviews and train staff as part of each visit.
  • Work with operations staff to ensure rent maximization practices are being followed while confirming that rents charged are compliant with the applicable programs.
  • Report weekly to the VP of Compliance and Director of Compliance providing details of activity and tasks at hand as well as problems, concerns, and recommendations for improvement.
  • Assist when needed in preparing and submission of reports required by state agency, HUD, investors, and others.
  • Complete any other compliance-related duty or responsibility as requested by VP of Compliance and/or Director of Compliance.
  • Ability to travel frequently (50-90%) between properties to accomplish job requirements
