About The Position

TEAM LEAD, LAND RESEARCH Please Note: There will be an in-office presence expectation at 241 Ralph McGill Blvd, Atlanta, GA four (4) days per week and/or as additionally required. JOB SUMMARY The Land Research Team Leader provides leadership, first-line support, work direction and daily assignment of duties to the Land Research team. The team is responsible for providing relevant land rights analysis (collection, integration, maintenance, retrieval, clarification, interpretation, and accurate dissemination) to internal and external customers with the purpose of protecting the company’s land assets. This position ensures the information, documents, maps, files, and artifacts in the Land Information Management System (LIMS) and/or public records provided by the team are accurate and useful to customers. JOB REQUIREMENTS: (Education, Experience, Knowledge, Skills )

Requirements

  • A college level degree is required - business administration, information science, land engineering, geography, or real estate preferred.
  • Experience in property records, real estate, land engineering, GIS, or information science.
  • Knowledge of current technology and ability to evaluate advances in research and land database tools.
  • Adept with computer software applications and database search and design techniques.
  • Understanding of records, filing systems and software used to promote efficiencies and ease of data retrieval.
  • Understanding and application of GIS techniques and concepts.
  • Familiarity with mapping tools.
  • Knowledge of geography of the state of Georgia and its public land system.
  • Understanding of the electric network components - generation, transmission, and distribution.
  • Knowledge of Company departments / locations for coordination and accurate referrals.
  • Strong leadership, supervisory and interpersonal skills to effectively lead, motivate and communicate with a diverse group of employees and procure the services of contract resources as needed.

  • Ability to … research records available at county courthouse using typical indices read and understand land rights legal documents (deeds / easements), including metes and bounds descriptions read, interpret, and correlate various types of maps (plans, profiles, plats, transmission grid book, distribution base maps, tax maps, atlases, etc.) synthesize information to present confident opinion on rights facilitate accurate indexing/abstracting and enhance existing indices and data tolerate ambiguity and imperfections in resources and factor into results by applying deductive and inductive reasoning recognize patterns that lead to discovery organize workload, prioritize tasks, and work under pressure utilizing a variety of resources either working independently or with a team to investigate inquiries properly document and maintain workgroup procedures Customer service focus with a sense of urgency; manage progress / deadlines of multiple land research products for Land Acquisition, Land Sales, Natural Resources, ITS transactions, Tax Accounting, Transmission Project Management, Region Distribution, TMC’s, Legal Services, Centralized Engineering Services, Forestry & Right-of-Way and Construction.
  • Strong listening, verbal, presentation and writing skills to communicate with all regions / departments within the company and with external contacts representing Land Research in the collection, preservation and protection of GPC land rights.
  • Demonstrated initiative to develop ideas, create / implement innovative processes, and introduce new tools.
  • Strong teamwork skills identifying and capitalizing on the strengths of individual team members, as well as identifying, creating and implementing improvement plans where needed.

Nice To Haves

  • Awareness / exposure to Georgia Power prior land rights for DOT road projects resulting in reimbursement of Distribution and Transmission construction expenses, a plus.
  • Familiarity with Georgia Power facilities and history a plus.

Responsibilities

  • Provide leadership to the Land Research team responsible for providing accurate, thorough and timely research for internal and external customer inquiries on Georgia Power land rights. This includes, but is not limited to, employee goal setting, training, performance management, coaching, and development.
  • Direct and oversee detailed analysis and reports on power line rights-of-way; synthesis of information on prior rights for DOT road projects for reimbursement of Distribution and Transmission construction expenses; analysis to assess accurate position on lands held in fee simple to be reflected on GPC corporate property tax returns and GPC plant accounting books.
  • Supervise the collection of information for large projects such as on long fiber optic routes or Integrated Transmission System partner exchanges.
  • Coordinate with various groups in the Land Department (e.g., Land Acquisition, Land Engineering, Land Management, Real Estate Services & Strategy) for the collection, indexing, storage and retrieval of documents / maps / digital images / project files.
  • Coordinate with Land Technology & GIS for the design, testing and maintenance of land rights data, workflow processes and GIS software, as needed.
  • Analyze the need for supplemental workers and procure resources through the procurement process, identifying specialized skills / training requirements.
