About The Position

The Superintendent is responsible for ensuring the satisfactory performance of various maintenance and operational tasks for a property. This includes maintaining the Maintenance Manual, conducting daily inspections and cleaning of all common areas (interior and exterior), and performing necessary repairs on systems such as heating units, electrical, plumbing, and mechanical. The role involves inspecting vacated apartments, scheduling preparation work with the Manager, and cleaning appliances. The Superintendent must respond timely to all tenant service requests and maintain accurate records of work performed. They are also responsible for all grounds maintenance, including litter removal, mowing, trimming, sweeping, and snow removal, ensuring walks and hydrants are cleared according to the snow log. The position requires ensuring the adequacy of contracted services like trash removal and exterminating. Where applicable, the Superintendent supervises other maintenance personnel and collaborates with the Manager to develop a preventative maintenance program. Periodic exterior inspections of the building (e.g., caulking, roof, walls, sealing, brick exterior) and painting of apartments and common areas are also part of the duties. The Superintendent performs other work as assigned by the Property Manager or Regional Property Manager, may fill in for other staff during extended absences, and completes additional required training. A key aspect of the role is being available for 24-hour on-call coverage for property emergencies, requiring the individual to stay within a 30-minute driving range when on call.

Requirements

  • High school diploma or general education degree (GED)
  • Two to five years related experience
  • Valid NYS driver's license at all times
  • Registered and insured vehicle
  • Ability to read and comprehend simple instructions, short correspondence, and memos
  • Ability to write simple correspondence
  • Ability to effectively present information in one-on-one and small group situations to tenants, vendors, and other employees of the organization
  • Ability to add, subtract, multiply, and divide all units of measure-using whole numbers, common fractions, and decimals
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
  • Ability to apply common sense understanding to carry out detailed but uninvolved written and oral instructions
  • Ability to deal with problems involving a few concrete variables in standardized situations

Responsibilities

  • Maintains Maintenance Manual - keep current and maintain required written logs.
  • Daily inspections and necessary cleaning of all common areas, both interior and exterior.
  • Make necessary repairs (for example-heating units, electrical, plumbing, mechanical systems).
  • Inspect apartments being vacated and schedule work to prepare the apartment for occupancy with the Manager.
  • Clean appliances in vacated apartments, as well as in common areas.
  • Respond timely to all tenant service requests and maintain accurate records of the work performed.
  • Provide all grounds maintenance (for example-removal of litter; mowing the grass; trimming the shrubs; sweeping walks and drives; snow removal).
  • Ensures adequacy of contracted services such as trash removal, exterminating, and other contracted maintenance.
  • Supervises other maintenance personnel at the property (where applicable); works with Manager to develop a preventative maintenance program for the property.
  • Conducts periodic exterior inspection of the building exterior (for example-caulking; roof; walls; sealing; brick exterior).
  • Paint apartments and common areas as needed.
  • Perform other work as assigned by the Property Manager or Regional Property Manager.
  • May be necessary to fill in for other staff when that person is out of work for an extended absence.
  • Complete additional training provided as required.
  • Is available for 24-hour on-call coverage for property emergencies. Must stay within a 30-minute driving range when on call.
