Project Details The Real Estate Intern will partner closely with members of the Real Estate team to support the evaluation, negotiation, and presentation of new store sites. Throughout the program, the intern will gain hands-on experience using internal demographic, sales forecasting, and site tracking tools to assess market viability and contribute to pipeline growth. They will observe active negotiations, attend site tours with Regional Real Estate Managers (REMs), and assist in preparing materials for monthly Real Estate Committee (REC) meetings. This role also offers cross-functional exposure, working alongside Construction, Design, and Legal teams to understand the full lifecycle of a deal—from site selection through grand opening—as well as collaborating with external partners such as brokers and landlords. In the second half of the internship, the intern will apply their learning by selecting a prospective site for a future Five Below location. They will conduct financial and market analysis, participate in a mock Letter of Intent (LOI) negotiation, and prepare a comprehensive presentation to simulate the REC approval process. Real Estate team members will role-play committee stakeholders to replicate the rigor of a live review. Success will be measured by the intern’s depth of market knowledge, ability to confidently articulate financials and lease terms, understanding of design and site considerations, and overall effectiveness in responding to committee questions. In addition to strategic project work, the intern will support ad hoc analyses and administrative initiatives that enhance team efficiency and enable REMs to focus on delivering best-in-class growth opportunities. This program also serves as a talent pipeline, developing candidates who are well-versed in our processes and prepared to transition into future administrative, analyst, or junior dealmaker roles.
