Requirements

  • High school diploma and completion of trade school or apprentice program with 5+ years of experience in HVAC systems and building engineering
  • EPA Universal 608 certification and valid driver's license
  • Strong technical background in machinery operation, plumbing, electrical systems, and equipment repair and maintenance
  • Ability to read and understand mechanical blueprints, electrical schematics, equipment specifications, and operations & maintenance manuals
  • Experience with building and system controls, along with basic PC skills and common interoffice communication applications
  • Physical ability to lift up to 50 lbs., climb ladders, work at heights, crawl, kneel, stoop, and work in confined spaces while wearing required PPE
  • Excellent customer service and interpersonal skills with demonstrated ability to communicate effectively through oral and written reports

Nice To Haves

  • Mechanical licenses (state or local)
  • Working knowledge of Computerized Maintenance Management Systems (CMMS)
  • Experience developing and improving preventative maintenance programs, schedules, work instructions, and standard operating procedures
  • Proven ability to work independently while following appropriate escalation protocols
  • Experience working in large commercial or industrial campus environments

Responsibilities

  • Operate, maintain, and repair critical HVAC equipment including chillers, boilers, cooling towers, air handling units, heat exchangers, pumps, valves, and VAV boxes to ensure optimal system performance and energy efficiency
  • Respond to mechanical problems by troubleshooting issues, performing repairs, and documenting actions through electronic work order systems, ensuring timely resolution and clear communication
  • Execute predictive, preventative, planned, and reactive maintenance activities while conducting regular equipment rounds and service requests in accordance with CMMS maintenance plans
  • Monitor and operate systems safely and efficiently while maintaining compliance with government regulations, standard operating procedures, and all applicable codes and laws
  • Interpret blueprints, specifications, and equipment schematics to perform visual and operational inspections, make equipment adjustments, and recommend performance improvements
  • Collaborate with maintenance team members, engineers, vendors, and customers to create a positive team environment while maintaining clean and safe work areas
  • Participate actively in technical and safety training programs, properly use and care for tools and instruments, and comply with departmental policies for hazardous material storage and disposal
