We are seeking a Site Acquisition Specialist II who oversees the site development process from identifying, evaluating, and securing candidate locations for wireless infrastructure projects. This includes all site development aligns with the qualification, design, leasing, zoning, regulatory approval, permitting and handoff to construction. This position is responsible for the completion of all tasks associated with the sites assigned to them.

Requirements

  • 5+ years’ experience in site acquisition, real estate, wireless infrastructure, or telecom project coordination.
  • Proven leadership managing and conveying individual projects milestones and timelines to both client and project manager.
  • Accurately plot project milestones and related timelines based on communication and collaboration with other project stakeholders.
  • Ability to review and understand real estate documents and speak knowledgeably with both clients and property owners (leases, amendments, easements, etc.).
  • Knowledgeable in reviewing and analyzing property and title documentation.
  • Ability to interpret construction drawings and site plans and ask relevant questions from other stakeholders for complete understanding of the project holistically.
  • Proven ability to adapt and reprioritize effectively in dynamic environments.
  • Experienced in cultivating professional relationships and leveraging negotiation strategies to influence and close deals.
  • Experienced in navigating zoning laws, permitting processes, and land use policies.
  • Exceptionally organized with a proactive approach to task management.
  • Proficiency in relevant software, such as Microsoft Office and project management software.
  • Excellent analytical and problem-solving skills.
  • Strong written and verbal communication skills, with experience in preparing reports and strategic plans.
  • Highly responsible, resourceful, accurate, dependable, and self-motivated.
  • Excellent judgment and decision-making skills, including maintaining a high level of confidentiality.
  • The ability to embrace corporate values, understand the company's mission, and exemplifies CCI leadership behaviors.
  • Must have a valid driver's license and acceptable driving record.

Responsibilities

  • Execute site acquisition fieldwork for telecommunications new site builds, site modifications, and ancillary designs.
  • Identify, evaluate, and qualify the best available properties within a defined search ring.
  • Assemble and submit Site Candidate Information Packages (SCIPs) for client review and approval, as required.
  • Research and interpret local zoning, permitting codes, and municipal ordinances that may impact project feasibility.
  • Secure property owner consent for site access, surveying, construction, and related activities.
  • Negotiate leases, license agreements, amendments, and purchase agreements under client guidance.
  • Collaborate cross-functionally with Legal, Engineering, Project Management, Construction, and A&E/CAD teams to ensure projects move forward efficiently and compliantly.
  • Communicate effectively with external stakeholders to resolve gating items that may impact project timelines.
  • Prepare, submit, and track zoning and permitting applications in accordance with jurisdictional requirements and scope of work.
  • Proactively address changing jurisdictional requirements and resolve issues that arise throughout the entitlement process.
  • Maintain strict confidentiality of company and client information.
