About The Position

Turnberry is seeking a strategic and execution-driven Senior Vice President - Retail & Commercial Asset Management to lead the operational and financial performance of its premier luxury shopping center & retail store assets. This senior executive will be responsible for maximizing asset value, ensuring operational excellence, and delivering strong financial results across multiple high-profile properties. Reporting directly to the President/CFO and working closely with ownership, the SVP will oversee a team of seven direct reports, including General Managers. They will collaborate across key departments including construction, leasing, marketing, legal, and accounting. The ideal candidate will bring deep expertise in retail property operations, lease administration, capital planning, CAM budgeting, and tenant relationship management. A core priority of this role is to implement standardized processes, strengthen cross-functional coordination, and ensure strategic alignment between on-site operations and corporate goals. This leader will play a pivotal role in driving accountability, fostering operational excellence, and advancing Turnberry’s long-term vision for its shopping center assets.

Requirements

  • 15+ years of progressive leadership experience in retail, commercial asset management, or mixed-use development, with a demonstrated ability to oversee large, complex portfolios.
  • Bachelor’s degree required in business, real estate, finance, or a related field; MBA or advanced degree preferred.
  • Extensive multi-site oversight experience, preferably in luxury environments or high-traffic shopping centers.
  • Strong financial acumen including deep understanding of CAM, lease structures, tenant defaults, lease administration, and financial reporting (P&L, FP&A).
  • Proven success in building and implementing SOPs across departments including property operations, tenant coordination, capex/TI, and vendor management.
  • Hands-on knowledge of property operations including HVAC, security, energy planning, parking structures, and landscaping.
  • Experience collaborating with cross-functional teams such as construction, legal, finance, marketing, and design.
  • Demonstrated leadership in risk management and insurance programs.
  • Experience overseeing tenant improvements and managing complex construction workflows and permitting processes.
  • Strong familiarity with retail marketing, and business development—especially in luxury or destination environments.
  • Ability to act independently and influence senior stakeholders, while building trust across internal and external partners.
  • Experience working with municipalities and government agencies on planning, zoning, and compliance issues.

Responsibilities

  • Oversee the operational and financial performance of multiple shopping center assets.
  • Serve as the operational anchor between on-site teams (e.g., Aventura Mall, Destin Commons & Town Center Aventura) and corporate leadership—driving execution, fostering accountability, and building trust across functions.
  • Lead the creation and implementation of Standard Operating Procedures (SOPs) across all aspects of property operations, including lease administration, tenant coordination, CAM, TI/capex execution, vendor oversight, and energy/resource planning.
  • Establish, track, and improve operational KPIs that align with asset strategy, with a strong focus on tenant satisfaction, brand integrity, and profitability.
  • Build and streamline integrated workflows in partnership with accounting, lease administration, construction, and FP&A teams to ensure operational alignment and efficiency.
  • Lead all financial reporting, forecasting, and performance tracking across the portfolio in collaboration with the finance and accounting teams.
  • Analyze P&Ls, oversee CAM expenses, manage lease compliance, and address tenant financial issues or defaults.
  • Guide the FP&A process for retail and commercial assets, delivering clear and actionable insights to senior leadership.
  • Oversee tenant improvements and capital projects including permitting, budget management, and stakeholder coordination.
  • Ensure timelines, budgets, and tenant communication are managed efficiently across projects, minimizing disruption and maximizing ROI.
  • Collaborate with marketing leadership to execute strategic marketing plans and revenue-generating campaigns.
  • Leverage marketing data and tenant feedback to refine strategies and improve property performance.
  • Build and maintain senior-level relationships with tenants, vendors, local authorities, and community partners.
  • Lead property security and life safety efforts, and ensure alignment with local and federal preparedness standards.
  • Oversee insurance policies and risk management protocols to protect asset value and reduce liability exposure.
