The Senior Resident Manager provides leadership and oversight for resident relations and the day-to-day operations of residential single-family homes within a District. This role ensures the effective execution of the operational strategy established by the District Manager and accountability for achieving all resident operations goals. The Senior Resident Manager may oversee Resident Managers and support roles assigned to manage property portfolios.

Requirements

  • High School Diploma/GED required.
  • Minimum five (5) years of directly related experience in an operational or related role required. It is preferred if the experience is the following areas/industries: Property Operations, Real Estate, or Property Management.
  • Minimum three (3) years of experience in a management role, managing direct reports preferred.
  • Real Estate License and any permits/certifications required per State’s real estate commissions to engage in property management; required to affiliate License with the company.
  • Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required.
  • Excellent verbal and written communication skills.
  • Strong relationship management and negotiation skills.
  • Must be able to meet multiple deadlines.
  • Must be able to implement process improvement changes.
  • Must be able to work in a team environment.
  • Must be able to pay close attention to details.
  • Must be able to lift/carry: 20 pounds to waist height 10 pounds to shoulder height 5 pounds above the head

Nice To Haves

  • Bachelor’s degree in Real Estate, Finance, Business Management, or a related field preferred.
  • Experience with property management software a plus.

Responsibilities

  • Maintains overall accountability of resident relations within the District.
  • Provides oversight of the day-to-day operations, including coordination with Resident Managers and support roles.
  • Ensures a consistently high-quality resident experience while achieving performance operational goals.
  • Drives District collection and retention strategies to reduce delinquency, minimize evictions, and maximize lease renewal rates.
  • Enhances portfolio profitability through rental growth and by mitigating repair, maintenance, and turn‑related expenses.
  • Provides timely, professional resolution of escalated resident issues, collaborating with departmental partners as needed.
  • Manages special‑case properties involving evictions, complex customer service concerns, disposition considerations, and potential legal matters.
  • Ensures proper move-out reconciliation processes are followed; determines what portion of the security deposit will be returned to the tenant in accordance with state laws.
  • Oversees and coordinates team activities, providing guidance, training, and coaching to employees as applicable.
  • Supports employee development through constructive feedback and performance guidance.
  • Participates in talent selection processes, including reviewing resumes, interviewing candidates, and contributing to hiring decisions based on staffing needs.
  • Drives performance toward profitability targets established by senior leadership.
