About The Position

The Loan Fulfillment Analyst is responsible for end-to-end execution of residential mortgage and home equity loans, from initial disclosure through funding and post-closing quality control. This role operates with a high degree of autonomy and is accountable for regulatory compliance, disclosure accuracy, and overall loan accuracy and integrity. This position is not task-based processing. The Analyst independently manages the full loan lifecycle, including TRID disclosures, change of circumstance analysis, document preparation, and funding authorization, ensuring each loan meets investor, regulatory, and Credit Union standards prior to closing.

Requirements

  • Associates degree or equivalent combination of education and experience.
  • 5+ years of mortgage lending experience with full-cycle exposure (processing through closing/funding) required.
  • Demonstrated experience with TRID disclosures, redisclosures, and Change of Circumstance analysis required.
  • Strong knowledge of investor guidelines and regulatory requirements required.
  • Proven ability to manage a full pipeline independently with minimal supervision required.

Nice To Haves

  • Experience in a credit union or regulated depository environment.
  • Experience with Encompass, MeridianLink, and/or Symitar.
  • Exposure to internal audit or quality control processes.
  • Knowledge of mortgage loan documents, servicing practices, and regulatory

Responsibilities

  • Own and manage loan files from application through funding, including processing, disclosure, closing preparation, and funding.
  • Independently drive loans to closing while meeting service level expectations and deadlines.
  • Maintain full accountability for file completeness, accuracy, and readiness at all stages.
  • Prepare and issue Loan Estimates (LE), Closing Disclosures (CD), and all required redisclosures
  • Analyze and document valid Change of Circumstance (COC) events in compliance with regulatory requirements
  • Ensure adherence to TRID timing, tolerance thresholds, and disclosure accuracy
  • Proactively identify and resolve compliance risks prior to closing
  • Review income, assets, credit, and collateral documentation for accuracy and guideline alignment
  • Calculate and validate income (including complex tax returns) and asset documentation
  • Interpret and validate Desktop Originator (DO) findings and ensure alignment with file documentation
  • Anticipate underwriting requirements and submit clean, decision-ready files
  • Prepare and review closing packages for accuracy and completeness
  • Coordinate with title, escrow, and third parties to ensure timely closing
  • Perform final file review and approve funding readiness
  • Execute funding and serve as the final operational checkpoint prior to disbursement
  • Serve as the central point of coordination for members, Home Loan Advisors, underwriters, and third parties
  • Actively manage pipeline to meet turn times, closing deadlines, and member experience expectations
  • Communicate proactively on file status, risks, and required actions
  • Ensure accurate HMDA data collection and reporting
  • Respond to and resolve quality control findings and post-closing issues
  • Perform file audits related to funding and compliance
  • Support servicing-related activities for existing loans as needed
  • Maintain working knowledge of investor, agency, and internal guidelines
  • Ensure compliance with all applicable federal and state regulations, including TRID, BSA, OFAC, and SAFE Act requirements
  • Exercise independent judgment to prevent defects, tolerance violations, and funding errors
  • Accountable for minimizing cure risk and audit findings
