About the Role The Senior Maintenance Technician is responsible for the general maintenance and orderliness of the property and oversight of the maintenance systems to ensure optimal operations and client/tenant satisfaction in accordance with department protocol. The SMT will collaborate effectively with co-workers, contributing to a dynamic and engaging work environment. This role plays a key part in maintaining the reliability and performance of our buildings, creating safe, functional environments for tenants, clients, and patients.

Requirements

  • High school diploma or GED required; technical or vocational training in maintenance-related fields preferred
  • Valid driver’s license and reliable transportation
  • Minimum of 3 years of related maintenance experience; preferably in healthcare, commercial real estate, or hospital environments
  • Certifications (e.g., HVAC, CFC Handling, Electrical, Plumbing) preferred
  • Must be located in Indianapolis, IN area with availability for after-hours emergencies and participation in on-call rotation
  • Ability to lift at least 50 pounds, climb ladders/stairs, and perform extensive walking
  • Basic computer skills and comfort using maintenance or work order software
  • Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

Responsibilities

  • Complete maintenance and repair work orders using work order software
  • Perform routine inspections and preventive maintenance on building systems and equipment
  • Respond promptly to emergencies and resolve issues safely and efficiently
  • Maintain inventory of tools, supplies, and parts
  • Communicate effectively with tenants, vendors, and team members regarding building needs
  • Ensure all work complies with safety standards, policies, and procedures
  • Support the Supervisor/Property Manager in monitoring building operations and vendor performance
  • Perform other duties and special projects as assigned
