What You Will Do: This role is the third level position within the Land Agent developmental job progression. This role negotiates and secures legal land agreements with affected landowners, whether they are private owners, corporations, or government agencies, to permit the construction of natural gas distribution facilities. Distinguished from other Land Agent levels by an advanced ability to exercise independent judgement and decision-making in planning, organizing, and conducting work assignments. The incumbent may receive instructions and guidance on unusual or complex problems and knows when to get others involved. Additional responsibilities may include: Negotiates, prepares, and secures binding agreements (rights-of-way, leases, grants, fee purchases, etc.) with property owners. Performs title research and investigations. Identifies ownership of surface and subsurface real estate interests for affected properties. Acts as liaison between landowner and company. Inspects property and utilizes public information and comparable real estate information to determine value. Prepares and submits applications for various permits, licenses, and bonds (may include road/railroad crossings, driveway permits, building permits, heavy hauling permits, water crossing permits, other utility encroachment permits, etc.). Investigates damage claims, assesses damages, and negotiates settlements. Interprets, creates, and enforces land, or easements rights. Coordinates efforts with input from inside organization, outside contractors, and legal counsel. Coordinates procurement of outside land services as needed, through the preparation of request for proposals (RFPs), analysis of proposals and awarding of contracts. Coordinates efforts of contract land agents on various projects, as applicable. Manages project land budgets and prepares regular reports on financial progress. Perform other responsibilities as required.
