About The Position

As HID continues to scale globally, our physical footprint plays a critical role in enabling operational agility, supporting innovation, and driving cost‑efficient growth. In support of HID’s 2030 growth ambitions and long‑term transformation agenda, the Director, Global Real Estate & Workplace Strategy leads the performance and strategic direction of HID’s real estate and workplace portfolio across North America, Latin America, and EMEA, while contributing to global governance and enterprise standards. This role partners with Business Areas, corporate functions, and ASSA ABLOY to guide a forward‑looking, analytically driven footprint strategy—one that anticipates workforce and operational needs, strengthens competitiveness, and positions HID for accelerated, scalable growth. The remit includes shaping consolidation and expansion decisions, optimizing the portfolio, and ensuring the workplace environment reflects HID’s brand, culture, and expectations for operational excellence. Day‑to‑day execution is delivered through outsourced service providers; this role ensures they consistently deliver service excellence, compliance, and seamless ownership and flawless execution. Success requires a leader with strong emotional intelligence, executive presence, and the ability to influence across a global matrix—ensuring alignment, eliminating surprises, and driving predictable outcomes across all regions.

Requirements

  • Bachelor’s degree in Business, Finance, Real Estate, Engineering, Architecture, or a related field.
  • 10+ years of experience in corporate real estate strategy, workplace planning, finance, portfolio governance, or related fields within a global or multi‑regional organization.
  • Demonstrated success shaping or implementing enterprise footprint strategies, including consolidation, growth planning, or acquisition integration.
  • Experience guiding or governing third‑party service providers and regional delivery models.
  • Exposure to multi‑region environments (NAM, LAM, EMEA preferred), with a track record of navigating cultural, regulatory, and operational complexity.
  • Strong financial acumen, including capital planning, business case evaluation, long‑range forecasting, and understanding of rental and workplace cost structures.
  • Ability to synthesize complex data into clear insights that support strategic decision‑making.
  • Emotional intelligence and executive presence; influence without authority across Business Areas and Corporate Functions.
  • Exceptional communication skills; concise, executive‑ready updates; facilitation of cross‑functional alignment.
  • Proficiency with portfolio management tools, workplace systems, and standard office applications (e.g., Excel, PowerPoint).

Nice To Haves

  • Familiarity with ERP tools such as Oracle is a plus.

Responsibilities

  • Leading long‑range footprint strategy aligned to HID’s 2030 ambitions, acquisitions, and workforce evolution.
  • Defining global governance frameworks, playbooks, and standards ensure they are applied consistently applied across all regions
  • Generating robust Manufacturing Footprint Pipelines including scenario planning, consolidation/expansion evaluation, and capital prioritization.
  • Serving as a strategic advisor connecting footprint and workplace decisions to Business Area and functional needs.
  • Building alignment across HR, Finance, IT, Communications, Security, Legal, Supply Chain, and ASSA ABLOY.
  • Providing structured, executive‑ready updates and ensure predictable information flow.
  • Governing portfolio OPEX/CAPEX forecasting, business case development, and financial modeling.
  • Providing visibility into rental exposure, workplace cost structures, and cost‑to‑serve across regions.
  • Maintaining consistent capital evaluation frameworks and financial rigor, including for MFP initiatives.
  • Providing governance structure and clear expectations so regional teams and outsourced partners execute predictably.
  • Leading the Site Leader Network to strengthen adoption, alignment, and communication across regions.
  • Ensuring incident governance, risk transparency, and consistent escalation practices.
  • Governing outsourced partners via global scorecards, QBR/MBR rhythms, and standardized performance expectations.
  • Ensuring vendors deliver with transparency, responsiveness, and a zero‑surprise mindset across all regions.
  • Owning global data governance for lease, space, utilization, risk, and portfolio reporting.
  • Delivering executive‑ready dashboards and insights that drive clarity and informed decision‑making.
  • Ensuring reliable, early‑stage data onboarding for new acquisitions.
  • Ensuring workplace standards, environmental branding, and experience expectations reflect HID’s culture globally.
  • Shaping consistent service rituals, workplace identity, and “moments that matter.”
  • Accelerating workplace onboarding for newly acquired sites.
  • Integrating sustainability and accessibility into footprint planning and workplace decisions.
  • Providing visibility into environmental performance and alignment with HID’s global ESG expectations.
