About The Position

Rawson Group are searching for an experienced Senior Development Manager, to lead the successful delivery of residential property development projects (class 1 & 1a) across the full development lifecycle, from identification of opportunities through to completion of new homes, building thriving communities, across N.S.W & A.C.T. This senior role is responsible for driving commercially sound outcomes, ensuring projects are delivered on time, within budget and to Rawson Group's high quality standards, while aligning with the organisation’s strategic objectives. You will play a key role in maximising project value, managing risk, and contributing meaningful strategic insight to support broader business outcomes. In this role, you will provide leadership and guidance to Development Managers and project teams, overseeing project performance across financials, milestones, consistent delivery and compliance. You will manage end‑to‑end project delivery including feasibilities, acquisition assessments, Investment Committee submissions and stakeholder engagement, while maintaining strong relationships with councils, contractors and consultants. Regular reporting to senior leadership and finance will ensure transparency and informed decision‑making throughout the project lifecycle. As a senior contributor, you will also support ongoing business growth through identifying new development opportunities, conducting feasibility assessments and preparing compelling business cases for Board and Executive approval. You will act as a trusted adviser internally, championing continuous improvement across processes, product and customer experience, and actively contributing to the organisation’s reputation and presence within the property industry.

Requirements

  • Relevant Tertiary Qualification (Real Estate/Land Economics/Property/Construction Management)
  • Extensive experience in residential land subdivision, housing development and /or construction
  • 5+ year's experience in a similar development role
  • Knowledge of the NSW planning system
  • Proven performance in delivering a range of projects from conception to completion
  • Proven ability to negotiate and influence
  • Breadth of property knowledge
  • Ability to operate successfully in dynamic, entrepreneurial environment
  • Proficient at Estate Master software
  • Development project delivery and management experience
  • Proven and strong experience with liaising with senior stakeholders of an organisation
  • Proven skills in defining, prioritising and organising competing tasks to meet deadlines
  • Ability to analyse and resolve complex problems using evidence-based decisions under pressure with involvement of multiple parties
  • Excellent written and verbal communication skills
  • Motivated self-starter

  • Practical mindset with a high level of personal resourcefulness
  • High level communication, influencing and negotiation skills in stakeholder management to achieve positive outcomes

Responsibilities

  • Support and mentor development managers to build knowledge and capability
  • Report on project milestones, financial standing and status updates within your portfolio regularly
  • Drive continuous improvement within both internal & external stakeholders to close gaps in compliance, product & customer experience
  • Identify/review new acquisition opportunities, complete feasibility and investment papers
  • Attend PCG meetings, to maintain in-depth understanding of status to deliver projects on time, within budget & to high standards of quality
  • Liaise with contractors, consultants and local governing bodies to manage timely and positive project outcomes
  • Partner with internal & external teams such as Sales, Construction and JV partners to identify & solve complex problems
  • Prepare business cases and associated reports for capital expenditure
  • Maintain awareness of competitor activities and initiatives that position Rawson Group at the forefront of opportunities for new developments
