About The Position

The Sales Representative sells homes at established prices and accomplishes goals set by the Director of Sales and/or Area Sales Manager. This role identifies buyers' needs and provides exceptional customer service in order to achieve a high level of customer satisfaction. This position cultivates a culture of continuous improvement and actively drives process optimization and skill enhancement within the team and the organization.

Requirements

  • High School Diploma or GED or equivalent. Required
  • One year of experience in a home sales environment or related field. Required
  • Proficient in Microsoft Word, Excel, PowerPoint, etc.
  • Ability to manipulate and be proficient with PCs and Windows applications.
  • DL NUMBER - Driver's License, Valid and in State Required

Responsibilities

  • Effectively manages buyers throughout their home-buying experience, from initial contact through construction of the home and after closing.
  • Meets monthly sales plan by proactively creating prospects, following up on all leads, and securing Realtor partner relationships.
  • Maintains complete knowledge of the assigned community’s demographics, such as schools, shopping, parks, churches, accessibility, events, etc.
  • Maintains accurate files of pricing, floor plans, elevations, options, features, products, memos, buyers, prospects, and properties, updating all systems daily.
  • Preserves models, specs, sales offices, and subdivisions in excellent appearance by keeping them clean, organized, and merchandized adequately according to Standard Operating Procedures; and requests repairs and maintenance as needed.
  • Ensures that all community signage is clear, visible, and in good condition; installs available and sold signs as needed.
  • Plans, implements, and executes Marketing strategies from the monthly community Marketing calendar.
  • Creates content for the community and our guests' home-buying experience.
  • Maintains a constant flow of communication with buyers on contract, construction progress, loan needs, community updates, answers to customers' concerns, new leads/prospects, community developments, availability, new programs or products, and referrals.
  • Monitors the condition of homes while under construction to anticipate buyers’ construction and spec concerns and ensure homes are ready for orientation.
  • Maintains a current and complete market and competition analysis of the community and reports to the Area Sales Manager, Director of Sales, and Marketing Manager, including competitor pricing, availability, floor plans, features, products, quality, special discounts, promotions, and events.
  • Maintains professional working relationships with lenders and realtors to facilitate good working relations and establish expectations for each other.
  • Organizes community events such as luncheons to improve relations and customer service with clients and prospects in conjunction with and approval from Sales and Marketing Leadership.
  • Establishes realistic expectations with buyers and prospects through a professional sales presentation, demonstrating home features, through policies and procedures, and a company bio-interview to identify needs, wants, desires, and concerns.
  • Explains preferred lender benefits and assists the buyer with the loan process, helping them prepare the needed documents, arranging the loan application date, and giving the buyer the appropriate contact information.
  • Ensures you present yourself in a professional manner, while maintaining an insightful and enthusiastic team-focused environment.
  • Maintains positive communication channels to help flow information from department to department.
  • Participates in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
  • Adheres to departmental operating guidelines and View Homes’ Employee Manual.

  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
