About The Position

Job Summary: The Sales Manager is responsible for leading and overseeing the daily operations of the office, with a focus on recruiting, training, and developing sales associates to drive growth and profitability. This role involves managing employee relations, ensuring adherence to company policies, and fostering a positive work environment. The Sales Manager will coach, motivate, and develop the sales team to achieve peak performance while promoting company values and brand initiatives. This position requires strong leadership, excellent communication skills, and experience in real estate sales and management. The Sales Manager will also be responsible for managing financial statements and supporting the implementation of company policies and objectives.

  • Proficient with Microsoft Office and Google Suite.
  • State Real Estate Salesperson License required.
  • State Real Estate Broker’s License required, where applicable.
  • Minimum of 3 years of real estate sales.
  • Minimum of 3 years of management experience and/or management training.
  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.

Responsibilities

  • Have a clear understanding of required activities as outlined in the Road Map to Productivity.
  • Implement time blocking and schedule activities as required in Road Map to Productivity.
  • Have a clear understanding of ‘Focus on Five’’ value proposition; company policies; financial benchmarks; ancillary and other revenue streams, etc.
  • In cooperation with the Director of Sales & Growth or VP of Broker Operations, create and execute a yearly plan to accomplish the office’s targets and initiatives including but not limited to:
  • Onboarding, training and coaching new and experienced agents to achieve office targets.
  • Maximizing opportunities to expand and grow ancillary and other revenue streams (title, mortgage, warranty, referral, administrative fees, etc.).
  • Delivering the ‘Focus on Five’ value proposition in an effective and routine manner to ensure agents understand, are engaged, and utilizing the tools, resources and programs of the company and the Coldwell Banker brand.
  • Managing operational procedures and budgets for cost control and increased margins where applicable.
  • Visually and routinely monitor progress of agent productivity using resources to regularly audit office’s targets and report as required.
  • Execute any necessary actions to enhance, maintain or improve performance of the office’s agents.
  • In cooperation with the Director of Sales & Growth and VP of Agent Service, ensure the office is properly staffed; duties and expectations clearly defined; selection and onboarding processes are followed as outlined by Human Resources.
  • Provide effective supervision, accountability, and recognition of each agent by conducting:
  • Routine touch points throughout the month
  • Quarterly agent face to face huddles
  • Yearly agent performance and business planning meeting
  • Other agent interactions as necessary
  • Participate in leadership meetings, calls, trainings and outings including by not limited to:
  • Weekly huddle call with Director of Sales & Growth or VP of Broker Operations
  • All Leadership Meetings
  • Quarterly agent performance audit with VP of Broker Operations or Regional President
  • Yearly performance review with VP of Broker Operations or Regional President
  • Complete all assignments; reports; etc. as required and within timeframes required
  • Promote the Core Values of the company both internally and externally.
  • Promote an atmosphere that discourages and avoids any type of legally prohibited harassment or discrimination.
  • Works with the VP of Brokerage Operations and/or Director of Sales & Growth to ensure compliance with all applicable federal, state and local laws and regulations and with the company’s Policies and Procedures Manual.
