About The Position

The Roving Maintenance Technician is responsible for protecting, maintaining, and enhancing the value of each assigned community while also maximizing the living experience for residents. This is achieved through expert and timely resolution of maintenance requests and upholding ARTISAN’s standards of care and professionalism. This is a roving position that may be based in Central Iowa, Eastern Iowa, or Chicago, with travel required within the assigned region. The hourly pay range is $33–$38 per hour, with compensation determined based on location, experience, and regional market conditions.

Requirements

  • 5+ years of multifamily property maintenance experience
  • High school diploma or equivalent required
  • Strong knowledge of general maintenance processes and methods
  • Basic understanding of electrical, hydraulic, and mechanical systems
  • Ability to troubleshoot and repair HVAC systems, plumbing, electrical, major appliances, pool/spa equipment, and other community infrastructure
  • Familiarity with tools, appliances, and standard maintenance equipment
  • Strong analytical skills, including basic computer proficiency, numeracy, and logistical planning abilities
  • Valid driver’s license and reliable personal vehicle required
  • Must be flexible and willing to travel, including overnight stays, based on business needs

Nice To Haves

  • Preferred certifications: OSHA, CAMT, and additional credentials such as boiler license, electrical, plumbing, and first aid.

Responsibilities

  • Provide on-site support across the portfolio through frequent travel to fill temporary staffing gaps and deliver training support.
  • Conduct all business in accordance with ARTISAN policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
  • Maintain community facilities and grounds in line with company standards and community objectives.
  • Ensure safe operation and maintenance of facility equipment; comply with safety policies and procedures.

  • Assists with the inspection of common areas and apartment homes to ensure proper maintenance and standards are achieved and sustained.
  • Follow all city, state, federal and EPA regulations and documentation procedures for HVAC equipment and refrigerant including all maintenance, service, repair, and disposal of air conditioning and refrigeration equipment.
  • Follows health department, city, state, and federal procedures, practices and record-keeping requirements applicable to pools and spas are followed to maintain proper water chemistry and sanitation.
  • Secure tools, equipment, and storage areas at all times.
  • Participate in ARTISAN training as required.
  • Perform general repairs and replacements, including flooring, ceilings, walls, siding, roofing, doors, hardware, windows, screens.
  • Diagnose and repair appliances, electrical systems, plumbing, water heaters, and various HVAC units (split systems, PTACs, heat pumps).
  • Coordinate with appropriate vendors, suppliers, or management to replace building systems, appliances, or plumbing components when repairs are no longer feasible.
