Delight the customer What You Will Do: As a Risk & Safety Manager, you will be responsible for coordinating and administering the company’s risk management and loss prevention programs. Specific areas of focus will include: workplace safety, timely and accurate investigation of accidents, coordination between insurance companies and CWS personnel, and ongoing review of pertinent legal updates across the country. The overriding emphasis will be to maintain safety programs that are compliant and effective in minimizing losses and protecting people and property. Role model the behavior, communication, and professional conduct that is expected from all leadership roles. Manage timely and accurate incident reporting. Ensure all incidents are responded to quickly and that the facts of each event are collected and documented. Ensure all incidents and related items such as photos, statements, videos and other relevant documents, are collected and stored. Escalate high-priority or emergency concerns to Director of Risk & Safety. Ensure risk management programs are compliant with regulatory requirements and safety legislation. Assist with development of safety-related policies, procedures, and inspections e.g. risk walks, O&Ms, etc. Promote the company’s personal protective equipment practices necessary for ensuring the safety and wellbeing of personnel. Assist in establishing content and disseminating safety meeting topics, agendas, and relevant information to team members. Identify trends or vulnerabilities. Partner with Director to recommend changes to company policies or practices to mitigate losses. Ensure all property mechanical certifications, inspections, environmental, life-safety and other pertinent information such as safety meetings, facts/photos related to incident reports, and the like are stored appropriately. Provide reporting and assistance to the Maintenance department on property inspections or certifications that are coming due or expired and in need of attention. Effectively facilitate and maintain the company’s Safety Program e.g. posters, binders, inspections, and meetings. Coordinate the administrative aspects associated with insurance claims. Complete initial evaluation of all renter’s insurance, workman’s compensation, general liability, legal, and property events that might warrant an insurance company to be notified of a potential claim. Ensure appropriate parties are connected with the right CWS personnel to move the claim process forward. Escalate Renter’s Insurance, Legal, Property, and General Liability claims, demands, or settlement offers to the Director of Risk & Safety. Escalate Workman’s Compensation claims, demands, or settlement offers to the Director of Risk & Safety. Keep the company apprised of legal and compliance related updates. Maintain relationships with various legal counsel to support property management activities and needs. Monitor legal updates and law changes as they relate to lease file administration, screening, leasing, customer service, Fair Housing, and other property management practices within your perspective regions. Monitor and escalate relevant changes to federal and local compliance requirements that may impact property management activities or employee and/or resident safety e.g. OSHA, ADA, or other governing bodies within your perspective regions. Connect CWS executives with respective counsel for issues which they need assistance. Maintain professional and technical knowledge by participating in education opportunities, staying current with industry trends, establishing personal networks as well as participating in professional societies. Do a great job of managing internal and external communications related to loss prevention or incidents. Prepare approved correspondence on behalf of CWS, send to on-site personnel, for their use when responding to incidents that occurred on property e.g. resident letters due to crime. At the request of the Director of Risk & Safety, send guidance and instructions to appropriate CWS personnel in preparation for storm, severe weather, or other emergency events, including resident communication. Effectively collaborate with other departments in the Company. Partner with the Training Department to identify skill gaps among team members. Assist the Training Department in the facilitation of new hire and ongoing training related to the company’s safety programs and practices e.g. FIT tests, equipment, lifting practices, risk walks, and relevant O&Ms. Support Property and Asset management personnel as-needed with questions related to the lease agreement e.g. violations. Work with Asset and Property Management to ensure all facts and potential financial exposures are communicated clearly and quickly to Asset Management. Also, ensure all administrative aspects of managing an insurance claim are followed. Identify and escalate safety trends or concerns to Director of Risk & Safety and necessary department heads e.g. Property Management, Asset Management, Maintenance, Capital Projects, Human Resources, and any other appropriate party depending on the nature/severity of the concern. Assist Director of Risk & safety in ensuring business continuity plans are intact and effective (disaster management).
