Related is seeking a dynamic and experienced Resident Manager to lead operations at our upcoming flagship residential property in Corona, Queens, Willets Point. Requirements

  • 6+ years of experience as a Resident Manager within residential property management in NYC
  • Demonstrated experience managing large-scale residential assets of 600+ units or more (multi-building or high-rise) required
  • Prior experience supporting a ground-up development, new construction project, or full building lease-up, including working alongside development, construction, and property management teams through pre-opening and stabilization phases
  • Strong background in affordable housing, luxury residential, or mixed-income developments, ideally within New York City
  • Deep understanding of building systems and operations, including HVAC, plumbing, electrical, life safety systems, and preventative maintenance programs
  • Prior hands-on maintenance experience; ability to step in when needed and lead by example in the field
  • Experience supervising unionized teams (32BJ SEIU experience strongly preferred)
  • Thorough knowledge of NYC housing regulations, building codes, and Fair Housing laws
  • Proven ability to lead, coach, and develop high-performing maintenance teams in a fast-paced environment
  • Strong vendor management and contract oversight experience
  • Experience with budgeting, expense control, and capital improvement projects

Responsibilities

  • Staff Supervision: Lead, supervise, and train maintenance staff.
  • Manage daily team operations, performance evaluations, and scheduling.
  • Ensure staff compliance with Fair Housing regulations and company policies.
  • Building Operations: Oversee all maintenance and repair tasks, ensuring timely completion of service requests.
  • Perform hands-on maintenance work and inspections when necessary.
  • Ensure units and common areas meet cleanliness, safety, and quality standards.
  • Maintain and enhance building curb appeal, ensuring exterior grounds and common areas are clean, attractive, and well-maintained.
  • Manage apartment turnovers, ensuring units are impeccably clean, mechanically sound, and freshly painted before new residents move in.
  • Coordinate with vendors and contractors for third-party services.
  • Maintain compliance with local housing codes and inspection requirements.
  • Financial Management: Oversee vendor insurance documentation and invoice processing.
  • Participate in preparing annual budgets and managing controllable expenses.
  • Resident Services: Provide exceptional customer service and resolve resident concerns promptly.
  • Apply company service standards to enhance resident satisfaction and loyalty.
