About The Position

The Regional Marketing Manager plays a key role in driving portfolio performance through data-driven insights, creative strategy, and cross-departmental collaboration. Reporting to the Director of Performance Marketing, this position is ideal for a seasoned multifamily marketing professional who thrives at the intersection of analytics and creativity. This individual will transform data and market research into actionable strategies that enhance leasing velocity, elevate brand presence, and improve resident satisfaction. With a deep understanding of the multifamily industry, the Regional Marketing Manager will provide strategic marketing guidance, ensure brand consistency, and support onsite teams in executing campaigns that align with operational goals and ownership objectives.

Requirements

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The ideal candidate will be based in the Memphis area and bring a strong blend of multifamily and marketing experience with a proven ability to collaborate across departments and deliver measurable results.
  • Bachelor’s degree in Marketing, Business, Communications, or a related field preferred
  • Minimum of 5 years of marketing experience, with multifamily and lease-up experience strongly preferred.
  • Proficient in Microsoft Office 365 including Word, Excel, PowerPoint, and Outlook
  • Skilled in using a wide range of property management software and web-based marketing applications
  • Analytical and creative thinker with excellent problem-solving and organizational skills
  • Strong collaborator who can effectively partner with internal departments and onsite teams
  • Ability to multitask, manage priorities, and follow through with projects in a timely manner
  • Exceptional written and verbal communication skills, including the ability to present marketing strategies to clients and internal stakeholders
  • Willingness to travel up to 20% for client meetings, conferences, and training

Responsibilities

  • Research and Analytics: Data-Driven Decision Making: Leverage internal data, partner insights, market trends, and competitive analysis to make informed decisions to drive performance
  • Performance Reporting: Provide detailed monthly and quarterly performance reports evaluating ad source effectiveness, lead velocity, conversions, return on ad spend (ROAS), social engagement, and resident sentiment.
  • Develop Marketing Plans: Conduct market analysis and develop a strategic marketing plan for newly transitioned or developed assets
  • Cross Functional Collaboration: Synergize with Key Stakeholders: Build and maintain strong partnerships with Property Services, Asset Management, Revenue Management, and Systems teams to ensure marketing strategies are aligned with business priorities and goals.
  • Integrated Pricing and Promotion Strategies: Collaborate with Director of Performance Marketing, Revenue Management, and Regional Vice Presidents to ensure competitive pricing and effective promotion of property offerings
  • Customer Experience Optimization: Optimize Lead Capture and Activation: Work with Brand Experience and Digital teams to refine and enhance lead capture processes and activation flows, ensuring timely and positive customer outcomes
  • Enhance Nurture Campaigns: Collaborate with Brand Experience, Property Services, and Systems to identify opportunities to further expand nurture campaigns for both prospects and residents to increase satisfaction, reputation, and brand loyalty
  • Brand Integrity: Maintain Brand Standards: Ensure onsite teams are using collateral, signage, promo items, and other marketing materials that align with Fogelman brand standards.
  • Content Oversight: Manage community assets including photography, floor plans, site maps, and videography to ensure all websites and collateral are up to date and each property is set up for success.
  • Support and Training: Regional Marketing Support: Conduct regular visits to assigned communities within portfolio providing in-person support and training on marketing platforms and social media, reputation, and resident retention best practices
  • Lease-Up Marketing Support: Partner with Property Services to build awareness and drive traffic to newly developed/developing assets through competitive and innovative digital marketing, outreach, and social engagement; Assist with the planning and execution of grand-openings
  • Marketing Technical Support: Manage marketing support ticketing system and resolve tickets in a timely manner
  • Strengthen Organizational Culture: Inspire unity, care, collaboration, empowerment, and purpose to onsite teams.
  • Financial Accountability: Budget Management: Monitor and control marketing campaign costs to ensure alignment with property budgets while maximizing ROI.
  • Cost Efficiency: Identify opportunities to reduce marketing expenses without compromising effectiveness and traffic quality.
  • Client Relations: Maintain Client Relationships: Assist the Director of Performance Marketing in maintaining quality relationships with clients by attending client visits and meetings, ensuring client needs are met and expectations are exceeded through effective marketing strategies.
  • Client Reporting and Communication: Assist the Director of Performance Marketing with the preparation and delivery of performance reports and regular updates to clients, maintaining transparent and proactive communication.
  • Innovative Marketing Initiatives: Support Strategic Initiatives: Support key marketing initiatives from conception through execution, including virtual leasing programs, website enhancements, and other innovative projects.
  • Support Marketing Strategies: Collaborate with Director of Performance Marketing and Digital Marketing to strengthen digital presence and search performance
