About The Position

The Regional Marketing Manager leads and executes marketing strategy for an assigned portfolio of multifamily and build-to-rent communities, including stabilized assets, new lease-ups, and acquisitions. This role owns performance outcomes by building plans, managing timelines, guiding onsite teams, and partnering closely with Operations, Development, and Marketing to drive qualified traffic, leasing velocity, and brand consistency.

Requirements

  • Proven experience leading marketing for multifamily portfolios and/or lease-ups (digital performance + onsite execution).
  • Strong command of performance marketing and funnel metrics (leads → tours → applications → leases), with confidence making budget and channel decisions.
  • Highly organized operator: owns timelines, follows through, and can manage multiple communities, stakeholders, and deliverables at once.
  • Comfortable coaching onsite teams and partnering cross-functionally (Ops, Development, BI, IT, vendors).

Responsibilities

  • Lead portfolio marketing strategy by asset lifecycle (lease-up, stabilized, repositioning), translating performance data into clear actions and priorities.
  • Partner with the Digital Marketing Manager to oversee SEO, PPC, geofencing, and ILS performance; monitor funnel metrics and adjust tactics to improve conversion and ROI.
  • Conduct monthly spend + lead-volume reviews tied to occupancy, pacing, and demand; recommend and drive budget/channel adjustments to maintain efficient lead flow.
  • Ensure digital foundations are accurate and competitive: property websites, ILS listings, and quarterly/ongoing audits to confirm updates are completed.
  • Own lease-up and acquisition marketing from kickoff through stabilization:
  • Pre-launch: business plans, competitive positioning, signage, budgets, content, timelines, and go-live deliverables (ILS, website, platform onboarding, social, tracking readiness, temporary signage).
  • Post-launch: optimize channel mix and performance through stabilization; deliver monthly performance reporting with insights on traffic, lead quality, conversion, and ROI.
  • Support stabilized asset performance through consistent auditing, demand generation, retention initiatives, and market/competitive monitoring.
  • Oversee social content strategy and onsite coaching using designated tools; monitor social KPIs and provide reporting to regional leadership.
  • Lead reputation management to protect portfolio ratings and response standards, escalating trends proactively with site and regional teams.
  • Serve as a field marketing coach: support Community Managers and leasing teams with best practices, training, and execution support.
  • Manage marketing technology and vendor relationships across core platforms; support onboarding, troubleshooting, and adoption in partnership with IT and Learning & Development.
  • Build and manage annual property marketing budgets; track spend by channel, conduct quarterly budget reviews, and identify savings/ROI improvements.
