LOCATION: Atlanta, GA POSITION SUMMARY The Regional Maintenance Manager (RMM) has proven expertise of all Maintenance Manager responsibilities and is capable of assisting and directing other service level employees requiring help. The RMM is responsible for the short- and long-term maintenance objectives of their portfolio of assets and ensures that the physical condition and appearance needs of the apartment communities are achieved. The RMM is capable of managing capital projects on an as needed basis. The RMM must be technically proficient with a hands-on attitude and possess exceptional leadership and communication skills.

Requirements

  • A minimum of 5+ years of progressive Apartment Maintenance Manager or Senior Maintenance Manager management with multi-site experience or 10+ years in multifamily related maintenance or equivalent combination.
  • Troubleshooting and problem-solving skills.
  • Multifamily apartment experience required.
  • Experience with property management accounting & construction management software.
  • Proficiency with the Microsoft Office suite of products (Word, Excel, Outlook, MS Project).
  • Strong working knowledge with smart phones, tablets, and apps process.
  • Refrigeration certification (type 2 or universal).
  • Valid driver’s license (free from major moving violations) and dependable transportation.
  • CPO Certification.
  • Ability to write and issue RFP’s, scopes of work and contracts.
  • Ability to travel 75-80% annually based on business requirements.
  • Experience with construction cost estimating, proposal development, contracts management and construction administration for multi-disciplined, multi-contract, projects.
  • Must be able to use various hand tools and test equipment.
  • Must be able to bend, stoop, and kneel for extended periods of time.
  • Must be able to push and pull up to 300 pounds on wheels.
  • Must be able to lift to 75 pounds.
  • Must be able to climb ladders of up to 20 feet in height.
  • Must be able to use a hand-truck.
  • A complete clean and neat uniform must be worn when working on any PAA Property including nights and weekends, if applicable.
  • Personal appearance must be clean and neat at all times, and in compliance with PAA policy.

Responsibilities

  • Reviews the onboarding checklist with each new maintenance associate - maintenance managers, technicians, and groundskeepers.
  • Tracks EPA & CPO certifications and locates testing facilities for these certifications.
  • Collaborates with Community Managers and Maintenance Managers to ensure all quarterly and annual inspections (fire/life safety, elevator, city/county, etc.,) are completed on time and the deficiency items generated from those inspections are documented and repaired.
  • Collaborates with the Director of Construction on capital projects, including scope of work, timeline management, and cost control.
  • Supports the annual budget process with the Director of Construction and Regional Manager.
  • Assists as required with due diligence walks and reports, as well as with takeover process when a new property is acquired.
  • Partners with Community Managers and Maintenance Managers to establish and organize the maintenance shop, logbooks, vendor accounts, and assist with quality assurance walks when needed.
  • Possesses the willingness and aptitude to mentor and develop maintenance personnel, leading by example.
  • Conducts performance evaluations, provides coaching, and builds development plans for teams.
  • Ensures the professional appearance of maintenance personnel, operating standards and protocols are maintained.
  • Works closely with the Regional Manager and the Maintenance Manager to increase proficiency and performance of the property; maintains oversight of property’s maintenance operations.
  • Provides training on-site as needed to aid maintenance personnel in the most efficient performance of their duties.
  • Assists in supervising all work by outside contractors to ensure that they are completing their work satisfactorily.
  • Assists with proper training for maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
  • Inspects and supports on-site teams with clear maintenance shop standards to be kept clean and organized, while maintaining adequate stock/inventory of parts for equipment, appliances, etc.
  • Helps Maintenance Managers with their daily activities (including reviewing work orders, prioritizing requests and completing administrative paperwork).
  • Selects and manages external vendors/contractors based on credentialing requirements and monitors their work performance according to the executed contract(s)/project schedule.
  • Supports the Community Manager/Maintenance Manager in meeting budget responsibilities.
  • Aligns with the Regional Manager and Director of Construction to ensure proper execution of asset business plans.
  • Manages property inspections – life safety, pool, elevators, lighting etc.
  • Follows and promotes company policies and procedures.
  • Must make Customer Service a top priority.
  • Guides and enables teams to maintain (clean, orderly, and in working conditions) all amenity areas (pools, compactors, weight rooms, parking decks, etc.).
  • Helps with property rehabilitation (improvement) processes including small asset preservation projects.
  • Completes all Quality Assurance inspections on new properties (interior, exterior).
  • Evaluates all Maintenance Technicians, and Groundskeepers (quarterly and annually).
  • Maintains and reports in the assigned company systems to track budgets, forecast costs, project schedules and inspections.
