About The Position

Regional Maintenance Supervisors support maintenance operations at a regional level by performing hands-on maintenance, providing training and coaching to team members, and ensuring cost-effective practices are being followed across the company. This fully in-person position requires daily travel between our properties within assigned regions, successful collection of monthly preventative maintenance logs, and conducting quarterly inspections to maintain operational excellence. This role balances between the day-to-day hands-on maintenance work across our region with regional level responsibilities including but not limited to training and mentoring of staff, aiding with maintenance budgets, identifying and organizing completion of in-house projects, and conducting interviews with prospective maintenance candidates.

Requirements

  • High School diploma or the equivalent.
  • Must have a minimum of 6+ years of maintenance experience within the field with supervisory experience.
  • Must have EPA 608 Universal Certification and working knowledge of HVAC to troubleshoot, repair, and replace HVAC systems along with a minimum of 3 years of verifiable HVAC troubleshooting, repairs, and installation experience.
  • Must be proficient in using Microsoft Word, Outlook, Teams, Excel, and PowerPoint for daily use and Real Page Onesite.
  • Must be able to perform but not limited to the following skills: carpentry, plumbing, masonry, electrical, appliance repair, machine repair, painting and janitorial, knowledge of building trades.
  • Must be able to read blueprints and schematics, instructions and specifications.
  • Must be familiar with all hand tools and power tools common to the skills listed.
  • Must have a deep understanding of LIHTC, HOME, and Section 8 Compliance as well as budget planning

Responsibilities

  • Oversee multiple sites, develop training programs, manage vendors and capital projects, and standardize processes across all sites.
  • Ensure adherence to customer service standards. Works with maintenance staff to ensure that resident maintenance issues are dealt with in a timely manner and that proper follow-through is done.
  • Travel daily with over night stays as necessary.
  • Conduct quarterly property inspections for properties within region.
  • Support properties by assisting in and leading hands on maintenance work, stepping into the task of our Roaming, Lead, Maintenance II and Maintenance I positions as needed.
  • Cover properties directly or coordinates with local maintenance staff to ensure that all properties have maintenance coverage within their assigned portfolio preventing a lapse in coverage if there is role vacancy.
  • Assist maintenance staff in resolving and handling repairs as needed on a daily basis.
  • Cover on-call's for existing staff who are out of town, taking paid time off, sick leave or other applicable leave of absences.
  • Work with Regional Manager, HR, and Maintenance Superintendent to hire, train and develop on-site maintenance technicians according to company policy and procedure.
  • Regularly inspects property for safety and security issues, and ensures required maintenance and repairs are completed.
  • Assist property managers with preparation of maintenance operating budgets in accordance with owner objectives.
  • Must collect all preventative maintenance logs from assigned properties on a monthly basis.
  • Lead region wide quarterly training for maintenance staff.
  • Maintain systems for monitoring and tracking work orders, preventive maintenance work performed (accurately completed at all properties), compliance with safety requirements, supplies and parts inventories, purchases, and efficiently make readies are performed according to expectations and standards.
  • Must be able to lift up to 55lb, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow, and willing to assist with in-house special projects in other regions as required by the Maintenance Superintendent.
  • Maintain positive and professional relationships with residents, vendors, and other staff members.
  • Make the manager aware of any health and safety concerns on site.
  • Works with the property manager and regional manager on state or syndicator inspections to ensure timely close outs.
  • Assist with oversight of capital projects and vendor relationships.
  • Assists with interviewing for all maintenance positions when needed.
