About The Position

The Area/Regional Maintenance Director oversees maintenance operations across an assigned portfolio of multifamily communities. This role ensures the physical integrity, safety, and operational efficiency of each property while maintaining high standards of resident service and asset preservation. The Area/Regional Maintenance Director provides leadership to maintenance teams, supports property management staff, and ensures consistent implementation of preventive maintenance programs, safety compliance, and company policies. The position requires both strategic oversight and hands-on technical knowledge to ensure communities are well maintained and operating efficiently.

Requirements

  • High school diploma or equivalent required; trade school or vocational training preferred.
  • 5+ years of progressive maintenance experience in multifamily housing, hospitality, or building services.
  • 3+ years of supervisory or leadership experience.
  • Strong knowledge of building systems including HVAC, plumbing, electrical, and life safety systems.
  • Ability to perform or oversee plumbing, electrical, HVAC, carpentry, drywall, and general maintenance repairs.
  • Experience with property management or maintenance management software.
  • Valid driver’s license and reliable transportation.
  • Ability to travel between communities within the assigned portfolio.
  • Maintain a professional appearance and conduct at all times.
  • Demonstrate strong leadership, communication, and organizational skills.
  • Maintain punctuality, reliability, and consistent attendance.
  • Remain flexible to support emergency maintenance needs and rotating on-call responsibilities.

Responsibilities

  • Provide leadership, coaching, and oversight to Maintenance Supervisors, Service Managers, and Technicians across assigned communities.
  • Recruit, interview, and recommend maintenance personnel.
  • Ensure maintenance teams receive required technical training and company training programs.
  • Coordinate staffing levels, scheduling, and workload distribution.
  • Support 24-hour emergency maintenance coverage and escalation procedures.
  • Assist with performance reviews and provide ongoing feedback and accountability.
  • Monitor overtime, timekeeping, and leave balances in accordance with company policy.
  • Ensure all maintenance staff maintain professional appearance and proper use of safety equipment.
  • Ensure the physical condition and curb appeal of all assigned communities are maintained at the highest standards.
  • Conduct routine property inspections and Director property walks to evaluate maintenance operations, safety, and unit readiness.
  • Oversee preventive maintenance programs to ensure proper documentation and compliance.
  • Monitor service request performance, including completion times, aging work orders, and repeat service issues.
  • Oversee the turnover and renovation process to ensure apartments are rent-ready and vacancy loss is minimized.
  • Ensure maintenance shops, storage rooms, and equipment areas remain organized and compliant with safety standards.
  • Verify contractor performance meets contract specifications and quality standards.
  • Identify potential operational issues and implement corrective action plans.
  • Assist with development and oversight of maintenance budgets.
  • Ensure operations remain within budget guidelines.
  • Review vendor pricing and obtain competitive bids when necessary.
  • Approve purchase orders and invoices in accordance with company policy.
  • Support prioritization of capital improvement projects.
  • Monitor inventory usage and supply management.
  • Ensure all resident maintenance requests are addressed promptly and professionally.
  • Maintain high standards of service that support resident satisfaction and retention.
  • Serve as a liaison between property management teams, residents, and maintenance staff.
  • Provide follow-up on service requests to ensure issues are resolved effectively.
  • Maintain maintenance logs, manuals, and documentation as required.
  • Track utility consumption in accordance with company energy management programs.
  • Ensure compliance with key control systems and regulatory documentation.
  • Maintain reporting schedules and operational calendars.
  • Ensure proper inventory systems are in place for tools, parts, and supplies.
  • Ensure compliance with OSHA, EPA, Fair Housing, ADA, and all applicable regulations.
  • Maintain safe storage and handling procedures for chemicals, refrigerants, and hazardous materials.
  • Conduct safety meetings and promote a strong safety culture among maintenance teams.
  • Identify and immediately correct unsafe property conditions.
  • Ensure emergency preparedness procedures are in place at each community.
