About The Position

General Summary: Responsible for coordination of maintenance operations at each hotel in the Northeast Region (CT, MA, RI, NJ, NY). Principal Duties and Responsibilities: Train appropriate staff on basic maintenance procedures to maintain high quality guest service. Develop and maintain Maintenance Department programs to assure that the quality criteria are met. Ensure each property is performing routine preventative maintenance on major equipment such as laundry equipment, heating and air conditioning units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, lawn equipment, exercise equipment and plumbing, etc. All work should be as required by the manufacturer and in accordance with the warranty specifications. Assist General Managers/RVP/DD in resolving guests complaints concerning the Maintenance Department. Ensure proper training of department personnel on emergency procedures and safety precautions. Evaluate and select vendors that are reliable and provide good value for their price. Monitor work performed by outside vendors to ensure compliance of safety and local ordinances. Assists outside vendors on how to integrate their services and projects with the physical layout of the hotel. Monitors regions work order assignments via BPRO and track completed/pending work orders. Follow-up on all overdue work orders to ensure completion. Ensure all maintenance and repairs are completed on a timely, cost-effective basis and according to all specifications. Develop project scope of work to be put to bid for outside vendors. Evaluate Bid Analysis to determine all bids are comparable and exact to specifications Develop & ensure properties are operating proper safety measures (PPE, Lock Out/Tag Out, Fall Protection, OSHA 10). Conduct Semi Annual building and systems inspection (Audit) and quarterly hotel visits to walk the property with the Chief Engineer. Conduct all other duties as directed. MAJOR RESPONSIBILITIES: Prepare capital project list for each hotel’s building items with Chief Engineer during budget season. Execute approved capital projects through completion. Ensure each hotel’s brand quality assurance inspections are free from Life Safety and maintenance department operating violations. Ensure brand initiatives relating to building and maintenance are compliant. Measured via mDash (Marriott), Hilton Owners Portal and other brand reporting. Ensure each hotel’s maintenance department is operating in compliance with brand standards and BLA standards. (measured by QA results, BLA property visit reports) Assist General Managers in hiring and training new Chief Engineers. Conduct ongoing training with Chief Engineers as needed. Negotiate service contracts for HVAC PMs, Elevators, Landscaping, Plowing, Tile Cleaning, Carpet Cleaning, Fire Protection and other services as directed. Re-bid contracts a minimum of every 2 years. Conduct monthly regional Chief Engineer Teams call. Hold annual Chief Engineer in person meeting along with RVP. Ensure Maintenance department guest scores meet quarterly goals. Monitor guestroom PM completion and brand compliance. Create action plan for deficiencies. Ensure onsite CPO certification, safe pool operation and successful board of health inspections. Facilitate any major emergency repairs to buildings along with Chief Engineers. Monitor OOO rooms weekly to ensure expedited return to sellable condition. Attend weekly call with RDO & share weekly calendar. Knowledge, Skills and Abilities: Vocational training is preferred but not required. At least 2 years of managerial or supervisory experience in a hotel or a related field. Demonstrated general mechanical skills are necessary. Basic repair, painting, wall covering, HVAC, electrical work, plumbing, boiler operations, pool maintenance and general maintenance skills required. Must be able to bend, kneel, lift, push, carry and pull up to 75 lbs. Requires reaching overhead, climbing, crouching, and twisting. Must have excellent customer service skills. Must be available to work weekends and may be called in on scheduled days off. Valid drivers license required. Travel to and from hotels required. Pay Range: $90,000-$105,000. Relationships: Reports to Regional Director of Operations. Works closely with hotel General Managers, guests and all hotel employees.
