The real estate representative contributes to Starbucks success by partnering with store development managers to prepare new deal packages, create various reports, manage critical project dates, and support with existing portfolio optimization responsibilities. Requirements

  • 1+ years of contract administration
  • 2+ years of project administration in chain store, retail or commercial brokerage
  • 1+ years of exposure to commercial or retail industry experience
  • Familiarity with real estate terms, concepts, drawings and documents
  • Strong problem solving skills
  • Thrive in a fast paced environment and has a sense of urgency
  • Proficient in Microsoft applications – specifically Excel and PowerPoint

Responsibilities

  • Coordinates real estate processes throughout the lifecycle of the project including preparing new real estate files, assisting store development managers with letters of intent, date management in Starbucks systems, and site tour packages.
  • Inputs, updates and distributes site information and project schedules where appropriate.
  • Gathers data on lease references and financial analysis of assets.
  • Updates asset management, monthly reports, quarterly portfolio review forms and other related documents.
  • Interface with landlords and cross-functional partners regarding lease issues.
  • Analyzes letter of intent (LOI) and identifies key issues for the store development manager to address.
  • Tracks status of all new store lease packages for completion.
  • Assists managers in preparing tour books of recommended sites for new locations utilizing geographic and demographic analysis.
  • May also present materials to senior management, operations and other internal partners.
  • Assists store development manager by utilizing existing marketing research tools to perform site/market analysis.
  • Preparing and distributing all aspects of the real estate tour package.
  • Assists store development manager in tracking and managing against performance goals and budget.
  • Assists in preparing management, pipeline reports and business plans.
  • Assists store development manager (SDM) with collecting and analyzing due diligence and other documentation throughout the project lifecycle.
  • Coordinates legal documentation with internal and external legal counsel.
  • Assists store development manager in formulating and executing market strategy.
  • Assists with researching and analyzing new and existing submarkets through broker networks, new market surveys and visits.
  • Analyzes proforma and identifies key issues for the development manager.
  • Attends industry events as needed.
  • Creates, maintains and distributes reports.
  • Assists with office administrative support functions, preparing correspondence, and processing incoming mail, telephone calls and email.
