POSITION SUMMARY We are seeking a results-driven Real Estate Finance Manager to join our finance team at Five Below, a fast-growing retail company. This role will serve as the financial lead for all real estate–related initiatives, including new store growth, lease management, and portfolio optimization. The Real Estate Finance leader will partner with Real Estate, Construction, and Operations teams to drive data-driven decisions that maximize return on investment and support our long-term expansion strategy.

Requirements

  • Bachelors degree, MBA or Master's degree in Real Estate or Finance, or equivalent experience in related field
  • 7+ years of experience in real estate / finance working for a national/regional retailer
  • High level of proficiency with Microsoft Office products such as Excel, Word, PowerPoint, etc.
  • Advanced financial modeling and Excel skills; experience with real estate systems and GIS tools a plus
  • Excellent communication and presentation skills; ability to influence across departments and with senior executives
  • Proficiency in retail finance and reporting
  • Possess exceptional organizational skills with the ability to handle multiple tasks/projects, while working independently
  • Excellent written and verbal communication skills, and strong interpersonal and relationship building skills
  • Position requires an individual with a passion for creating actionable performance insights that can drive real estate strategy refinements
  • Communicate effectively, both horizontally and vertically
  • Strong presentation skills
  • Self-motivated with critical attention to detail and deadlines

Nice To Haves

  • Experience with Power BI is highly desirable
  • Experience portfolio analytics (e.g. cannibalization analysis is a plus)

Responsibilities

  • Partner with Real Estate and Development teams to evaluate new site opportunities, remodels, relocations and expansions
  • Build and maintain financial models (IRR, NPV, payback, sensitivity analysis) to support site selection and capital investment decisions
  • Provide financial oversight for lease negotiations, including rent economics, incentives, and landlord terms
  • Monitor market trends, demographic data, and competitor activity to inform location strategy
  • Lead in-depth post audit on store cannibalization impacts from prior year new store classes
  • Assist in identifying sales performance / profitability trends & influencing factors within overall portfolio
  • Analyze and manage the existing store portfolio to identify opportunities for cost savings, renewals, or terminations
  • Support negotiations for lease renewals and extensions by providing financial insight and scenario analysis
  • Develop reporting and dashboards on occupancy costs, lease expirations, and store-level profitability
  • Act as the key finance partner for Real Estate, Construction, and Operations teams
  • Present financial analyses and recommendations to senior leadership and Real Estate Committee
  • Support strategic initiatives such as new format testing, geographic expansion, etc.
  • Translate highly technical data and concepts into simplified summaries and actionable insights to drive strategic decisions and anticipate/respond to cross functional business needs
  • Develop insightful, condensed PowerPoint presentations out of complicated analytics
  • Apply appropriate quantitative methods to analyze data and recommend key strategies against which others can work
  • Complete time sensitive special projects upon request
  • Build dashboards and reports that integrate data from across difference sources to provide superior business and operational insights to senior leadership
