About The Position

Monarch Investment and Management Group is looking for an experienced Property Manager to join our team at the Olde Towne Village Apartments & Huntley Ridge Townhomes. Olde Towne Village Apartments and Huntley Ridge Townhomes are a beautiful combination of convenient, quality living environments at great prices in the friendly city of Clarksville, Indiana . We are offering up to $65k/yrs plus Quarterly and Monthly Bonuses, two-weeks' paid time off, and great benefits! Monarch Investment & Management Group has been actively involved in commercial real estate investment since 1992. We currently manage over 78,000 apartment units in 25 states, making us the 8th largest multifamily owner in the country per NMHC (2024). In addition, Monarch's ownership also operates Monarch Ski Area near Salida, CO

Requirements

High school diploma or equivalent
3+ years’ experience or equivalent in multi-family housing
Must have excellent computer skills and be able to navigate Yardi software.
General knowledge of local, state and federal resident/property management laws/guidelines
Strong analytical reporting, critical thinking, problem solving and decision making skills.
Ability to work well under the pressure of meeting tight deadlines in a timely manner.

Responsibilities

Ensures delivery on all leasing, renewal, and collections objectives, by but not limited to: Leasing properties at or above market occupancy and rent levels, per owner guidelines o Capturing desired tenant renewals at the highest rate possible Managing delinquency of rental and other income (including posting/collecting/tracking relevant information, consistently attempting to collect “Bad Debt” prior to write offs, etc.
Ensuring timely responsiveness and sufficient resolution to all work tickets
Ensures timely and accurate delivery on all information management and reporting, by but not limited to: Signing new and renewal lease documents / files as needed Completing all required reporting, maintaining thorough knowledge of all property aspects Maintaining and organizing records and files based on company and legal requirements Ensuring all property marketing is current, accurate, relevant, and at its greatest imp
