Requirements

  • 3+ years of experience as a Property Manager or higher
  • High School diploma or equivalent required; Associate’s Degree or higher preferred
  • Valid PA/NJ/FL driver’s license required
  • Deep understanding of Fair Housing Laws
  • Outstanding leadership, coaching, and team-building abilities
  • Strong financial acumen with experience managing budgets and reporting
  • Excellent organizational and project management skills
  • Effective communicator with a professional, approachable demeanor
  • Tech-savvy with proficiency in Microsoft Office Suite and property management software (e.g., AMSI, Entrata)
  • Creative problem solver with a proactive mindset and strong follow-through

Nice To Haves

  • Industry certifications (ARM, RAM, CPM) are strongly preferred

Responsibilities

  • Recruit, train, supervise, and mentor all onsite staff and contractors.
  • Build a positive team culture based on accountability, professionalism, and collaboration.
  • Oversee personnel performance and ensure alignment with company policies and goals.
  • Supervise the Service Manager and oversee the maintenance and appearance of all facilities and grounds.
  • Conduct regular property inspections and proactively address maintenance needs.
  • Coordinate vendor services and negotiate service contracts.
  • Ensure all vacant apartments and amenities are market-ready.
  • Implement creative marketing campaigns and oversee leasing activity.
  • Monitor market trends through regular surveys and adjust strategies accordingly.
  • Cultivate strong resident relationships to encourage renewals and referrals.
  • Oversee the presentation of available apartments and community amenities.
  • Assist in developing and managing annual operating and capital budgets.
  • Review monthly financial reports, including P&L statements, and recommend strategic adjustments.
  • Oversee rent collection and accounts receivable, and approve vendor invoices.
  • Maintain strict inventory and purchasing controls for supplies and services.
  • Ensure accurate resident records, lease agreements, and financial documentation.
  • Represent the property in legal proceedings and court filings as needed (travel required)
  • Maintain regular communication with the Regional Property Manager regarding operations and opportunities.
