About The Position

As a CBRE Property Management Manager, you will oversee the comprehensive operations of our diverse portfolio of 25 leased and owned medical properties in the southeast Seattle area. This role requires a proactive approach to property management, focusing on operational efficiency, financial stewardship, and exceptional tenant relations. A successful candidate will be instrumental in maintaining property value and ensuring a positive experience for all stakeholders. This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

Requirements

  • Bachelor's Degree preferred with 5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
  • Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Extensive organizational skills with a strong inquisitive mindset.
  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

Responsibilities

  • Manage the day-to-day operations for both leased and owned properties, ensuring optimal performance and tenant satisfaction.
  • Conduct regular on-site inspections and building walks to assess property conditions, identify maintenance needs, and ensure compliance with safety and operational standards.
  • Implement and oversee work order management from initiation to completion, ensuring timely and effective resolution of maintenance requests.
  • Assist in the development and implementation of new programs and initiatives to enhance operational efficiency, emergency recoveries and cost-effectiveness.
  • Develop, manage, and monitor operational budgets, including creation, tracking, and expenditure control.
  • Prepare comprehensive financial and operational reports, including detailed variance analysis, for stakeholders.
  • Review and interpret leasing contracts, ensuring all services and terms are met for specific sites.
  • Cultivate and maintain strong relationships with tenants, addressing inquiries, concerns, and complaints promptly and professionally.
  • Serve as a primary point of contact for all property-related communications, including email and phone correspondence.
  • Serve as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
  • Availability for on-call emergencies is required to ensure continuous property functionality and safety.
  • Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances.
  • Prepare all required legal notices for approval.
  • Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
  • Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
  • Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
  • Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.
