About The Position

The Property Manager is responsible for and supervises the maintenance, care, and efficient operation of all equipment and facilities used by the organization.

Requirements

  • High School Diploma or equivalent; required
  • 1+ year of custodial or related experience; a plus
  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs that are needed.
  • Ability to plan maintenance schedules for building systems.
  • Excellent management and supervisory skills.
  • Proficient with Microsoft Office Suite or similar software.

Responsibilities

  • Coordinate and communicate with outside contractors while completing work on WEL property; including but not limited to timeline is still accurate, contractors are showing up when expected, pricing is inline, permits etc.
  • Invoicing and payments for all warehouse and non-driving asset and building repairs.
  • Coordinating and gathering bids from outside contractors for facilities compliance repairs.
  • Proposals of cost savings for company assets.
  • Work and communicate with each warehouse/terminal manager as needed regarding their location including director of warehousing.
  • Collection, validation and updating central database contractor qualifications, insurance, and certifications.
  • Hires and trains maintenance department staff.
  • Organizes and oversees the schedules and work of facilities staff.
  • Oversees the day-to-day operations of the facilities department.
  • Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
  • Assesses building systems to plan work assignments and project schedules.
  • Ensures maintenance and repair work is completed correctly and in a timely manner.
  • Assists with departmental budget estimates and costs of specific repair projects.
  • Inspects and performs maintenance on assigned equipment and facilities.
  • Ensures assigned facilities and equipment are ready for regular business and special events.
  • Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment.
  • Provides recommendations for purchases of new equipment.
  • Collaborates with other appropriate management staff to prepare and implement budget.
  • Other duties as assigned.
