We are seeking a motivated and experienced Project Manager to join our Big Island team. The Project Manager oversees the managerial direction of many projects where technical complexity is at the highest client/owner relationships are of foremost importance.

Requirements

  • Bachelor’s degree in Construction Management, Architecture, Engineering or related experience and/or training, or equivalent combination of education and experience.
  • Minimum 10 years construction experience with 3–5 years management experience.
  • Proficient in reading, understanding, and interpreting plans and specifications.
  • Understanding of building, project site systems, and construction methods.
  • Understand contract types and be able to properly administer the contract obligations.
  • Knowledge of the entire construction process including planning, design, preconstruction, procurement, permitting, performance monitoring, and closeout.
  • Excellent organizational skills and attention to detail.
  • Excellent problem solving/analysis skills.
  • Ability to interact effectively with clients, contractors, consultants, and employees at all levels.
  • Ability to advocate for the owner’s interests while maintaining productive relationships with contractors, designers, and regulatory agencies.
  • Self-starter with initiative, responsiveness, and strong follow-through.
  • Creative, collaborative, and a team player.
  • Ability to work with minimal supervision.
  • Able to prioritize and multitask while being proactive and aware of deadlines.
  • Able to communicate clearly and concisely, orally and written.

Nice To Haves

  • Professional Engineering License preferred.
  • CCM certification required or willing to obtain within two years.
  • Have business development experience.

Responsibilities

  • Lead the project on behalf of the owner from pre-construction through closeout, ensuring alignment with scope, budget, schedule, and quality expectations.
  • Serve as the owner’s primary point of contact with the contractor, design team, consultants, and regulatory agencies.
  • Administer and enforce the terms of construction contracts, including monitoring compliance with scope, schedule, and performance requirements.
  • Coordinate with project teams to ensure alignment with project objectives.
  • Proactively identify potential delays, evaluate critical path impacts, and recommend corrective actions to protect the owner’s interests.
  • Coordinate project start-up including reviewing commencement documents and running a pre-construction meeting.
  • Review specifications for planning procedures, start and completion dates, staffing requirements for each phase of construction project.
  • Communicate task assignments and expectations to each team member.
  • Foster a collaborative and results-driven work environment.
  • Interpret specifications and company policies to subordinates and/or contractors and enforce safety regulations.
  • Analyzes and resolves work problems, including worker complaints.
  • Conduct regular site visits to monitor progress and address issues promptly and ensure that project conforms to specifications, budget and schedule and initiate any repair or replacement needs and/or adjustment of working procedures.
  • Effectively communicate with the owner and project designer to resolve construction issues.
  • Review and approve invoices as required and submit approved bills to accounting department for processing and payment.
  • Communicate with contractors, team, and client regularly regarding how the project is improving.
  • Maintain thorough documentation of project decisions, issues, and contractual communications.
  • Follow established filing systems, tracking logs, and archiving standard as set forth by BK.
  • Review, evaluate, and recommend approval/rejection of Requests for Information (RFIs), submittals, Change Orders, and pay applications.
  • Prepare and write up weekly and monthly reports.
  • Review and validate contractor schedules, including baseline schedules, monthly updates, and recovery plans.
  • Review Project Inspector Daily Reports and project photos.
  • Implement and enforce safety protocols to maintain a secure working environment.
  • Once work is finished, perform a final inspection with clients to ensure all items are completed as per contract.
  • Coordinate project closeout.
  • Perform other duties as assigned.
