About The Position

The Project Manager / Estimator oversees roofing and exterior-construction projects from initial estimate through completion. This role combines accurate cost estimating with hands-on project management, ensuring smooth coordination of materials, scheduling, crews, and on-site execution. The position is responsible for maintaining strong client communication, upholding quality and safety standards, and delivering projects on time and within budget. Ultimately, the Project Manager / Estimator plays a key role in maximizing project profitability while ensuring an exceptional customer experience.

Requirements

  • Several years (ideally 5+) of experience in the roofing/construction industry, with proven experience in estimating and managing roofing or exterior-building projects.
  • Strong knowledge of roofing materials, roofing systems (shingle, metal, flat/low-slope, gutters, siding, skylights, etc.), installation processes, and building codes.
  • Proven ability to read and interpret blueprints, architectural drawings, specifications, and site inspection data.
  • Solid math, cost analysis, and quantity takeoff skills.
  • Proficiency with computer tools: MS Office (spreadsheets), project-management / scheduling/accounting software (or ability to learn).
  • Excellent verbal and written communication skills; ability to communicate clearly with clients, crews, suppliers, subcontractors.
  • Leadership / supervisory skills: able to coordinate crews, manage subcontractors, delegate tasks, solve problems, and resolve conflicts.
  • Client-service oriented: professional, responsive, transparent, and committed to delivering quality results.
  • Detail-oriented, organized, and able to handle multiple projects/jobs concurrently.
  • Valid driver’s license and willingness to travel to job sites as needed.

Nice To Haves

  • Prior experience specifically with roofing companies (residential and/or commercial).
  • Familiarity with building codes and safety regulations related to roofing and exterior work.
  • Experience with change orders, warranty work, and working directly with clients from estimate through completion.
  • Ability to contribute to process improvement: improving estimating accuracy, project workflow, materials tracking, waste reduction, client communication.

Responsibilities

  • Review project scope, takeoffs, blueprints, or site inspection data to prepare detailed cost estimates (materials, labor, equipment, overheads, waste allowances).
  • Prepare and present bids/ proposals to clients, including itemized breakdowns (materials, labor, schedule, contingencies).
  • Maintain knowledge of materials, roofing systems, building code requirements, and current market pricing.
  • Once the project is awarded, create a detailed project plan (timeline, milestones, resource allocation).
  • Coordinate procurement of materials with suppliers and/or manufacturers.
  • Schedule and dispatch crews, subcontractors (if any), and ensure all on-site resources are ready.
  • Supervise job sites, ensuring workmanship meets company quality standards and complies with relevant safety or building regulations.
  • Perform periodic inspections during installation to catch deviations or issues early.
  • Manage changes or change orders, re-estimate cost/time impacts, and communicate adjustments to client as needed.
  • Serve as primary point of contact for clients from contract award through project completion.
  • Provide clear updates on schedule, material choices, cost adjustments, and any relevant risk or scope changes.
  • Handle client inquiries, concerns, and ensure client satisfaction at project close-out.
  • Monitor project budget vs. actual costs (labor, materials, waste, overhead).
  • Identify and manage cost risks, schedule overruns, material waste, subcontractor issues, or other factors affecting profitability.
  • Implement lessons learned from completed projects to improve estimating accuracy and efficiency over time.
  • Maintain accurate records: estimates, proposals/contracts, change orders, purchase orders, material receipts, labor logs, site reports, final inspections.
  • Ensure all work complies with relevant building codes, safety regulations, and warranty or manufacturer requirements (especially when working with certified roofing materials/manufacturers).
  • Support warranty registration, final client walk-throughs, and post-project documentation.
