About The Position

We are looking for a capable and experienced Project Manager / Estimator to oversee commercial finishing and exterior/interior wall‑system projects. The ideal candidate will coordinate and manage project execution from bid/estimate through completion, ensuring quality, compliance, scheduling, and cost control.

Requirements

  • Proven experience in construction project management and estimating — preferably in exterior/interior wall‑system finishing, stucco, plaster, EIFS, or similar façade/finish trades.
  • Strong ability to read, interpret, and manage construction drawings, specifications, and scope documents.
  • Solid estimating skills — cost estimating, material takeoffs, labor cost estimation, subcontractor coordination.
  • Budgeting, scheduling, and resource management experience.
  • Excellent communication skills — able to coordinate between clients, architects/engineers, subcontractors, and internal teams.
  • Strong organizational skills and attention to detail.
  • Knowledge of building codes, safety regulations, and quality control procedures for finishing/construction work.
  • Ability to manage multiple projects simultaneously and adapt to changing priorities.
  • Proficiency with project management, budgeting, and scheduling software/tools.
  • Valid certifications, permits, or licenses (depending on local requirements) — desirable.

Nice To Haves

  • Previous experience working on commercial projects involving façade finishes, stucco, EIFS, plaster, or similar finishing systems.
  • Background in coordinating subcontractors and vendors for specialized finishing work.
  • Experience working on multiple-project portfolios along East Coast or regions where project distribution is spread out.

Responsibilities

  • Review project plans, specifications, and scope for exterior/interior wall and finish‑system work (e.g., EIFS, stucco, plaster, acoustic plaster, barrier systems, finishing, façade work).
  • Prepare detailed estimates and bids — including labor, materials, subcontractor costs, equipment, and scheduling — to deliver competitive and accurate project proposals.
  • Manage project budgets, cost tracking, and financial oversight throughout the project lifecycle.
  • Coordinate subcontractors, materials vendors, and internal crews to ensure timely procurement, delivery, and on‑site execution of work.
  • Oversee project scheduling — establish start dates, milestones, and deliverable schedules, and monitor progress against timeline.
  • Ensure compliance with building codes, safety regulations, and quality control standards for all finish system work.
  • Serve as primary point of contact for architects, designers, engineers, contractors, and internal teams to coordinate project progress and address issues.
  • Manage contract administration, including sub‑contracts, change orders, invoicing, billing, and contractor documentation (insurance, compliance certificates, etc.).
  • Conduct site visits and inspections to assess work progress, ensure workmanship quality, and maintain records of project status.
  • Handle project close-out tasks — final inspections, punch lists, documentation, lien waivers, final billing, and release of holdbacks.
