About The Position

The Project Manager is responsible for coordinating and managing all new construction and renovation projects associated with the Fairfield ISD 2025 Bond, including ensuring compliance with all planning and zoning requirements. This position acts as a liaison between various ISD departments, school administrators, architect / design professionals, and contractors, ensuring projects meet deadlines, stay within budgets and satisfy quality requirements. This bond-funded position will conclude at the successful close-out of the project(s), estimated to be 2 years.

Requirements

  • Bachelor’s Degree in Construction Science, Construction Management, Building Science or related field preferred; or 10 years of progressively responsible experience in construction / project management in lieu of a degree.
  • Minimum of 5 years of successful experience in construction or project management, preferably with some experience in K-12 facility projects.
  • Proven experience with new construction, renovations and capital improvement projects.
  • Demonstrate expertise in project planning and construction principles
  • Working expertise of mechanical and electrical systems, including design and installation
  • Applied knowledge of health and safety regulations
  • Proficiency in reading and interpreting construction documents, including blueprints, technical schematics, building codes, zoning ordinances, and the inspection certification process
  • Expertise to conduct on-site inspections of all district facilities
  • Strong organizational, communication, and interpersonal skills

Nice To Haves

  • PMP (Project Management Professional) or CCM (Certified Construction Manager) certification preferred.

Responsibilities

  • Manage all phases of the construction lifecycle including planning, budgeting, bidding, contract negotiation, execution and close-out
  • Maintain job cost reports and track expenditures against approved budgets
  • Review and approve contractor pay applications, consultant invoices and budget amendments
  • Maintain proactive and responsive communication with district administrators, campus leaders and the community.
  • Collaborate closely with school leaders to minimize disruption to instruction during construction
  • Represent the district at public meetings, construction updates and planning sessions
  • Serve as liaison to architects, engineers, and consultants to develop, review, and finalize project plans, drawings, schematics, and specifications.
  • Consult with city, county, state, and federal officials to ensure conformity with codes and ordinances regulating district construction projects.
  • Conduct on-site inspections of construction projects to ensure conformance with construction documents, programs, and needs.
  • Inspect existing facilities and make recommendations for improvements as needed.
  • Establish and recommend priorities for repair projects.
  • Develop and maintain construction progress schedules.
  • Coordinate and conduct project development and construction progress meetings.
  • Expedite documentation and completion of punch-list items.
  • Coordinate transition of building operation from general contractor to district upon acceptance of a facility.
  • Complete periodic reports of construction project progress and make presentations to the board of trustees.
  • Coordinate the storage and handling of construction documents.
  • Compile, maintain, and file all physical and computerized reports, records, and other documents required.
  • Estimate cost of construction and repair projects, including labor, materials, and other related costs
  • Assist with the preparation of bidding documents, including notice and instructions to bidders, drawings, and specifications.
  • Assist with the evaluation of formal bids and make recommendations for the awarding of contracts for school board approval.
  • Review and approve requests for payment from contractor(s) and designer(s).
  • Compile budget and cost estimates based on documented needs.
  • Maintain safety standards in conformance with federal, state, and insurance regulations.
