About The Position

The Program Manager leads initial strategic planning, programming, budget and scope development for capital projects across PIH Health’s hospital and medical office building portfolio. This role bridges early-phase planning with full project lifecycle execution, ensuring alignment with organizational goals, regulatory requirements, and stakeholder needs. The Program Manager collaborates closely with the clinical and acute care medical staff to translate programmatic needs into spatial solutions that supports delivering projects on time and within budget. The Program Manager collaborates with cross-functional teams including Space Planning, CAD, M&O, Regulatory Affairs, Supply Chain, Contracts, Finance, Governance, FF&E, Clinical Operations, and Information Technology, applying AEC Best Practices and PMI-aligned methodologies to deliver safe, efficient, and future-ready environments for patient care. The role also engages external partners, technical design and engineering consultants, construction teams, and HCAI, a primary a public agency with jurisdiction. PIH Health is a nonprofit, regional healthcare network that serves approximately 3 million residents in the Los Angeles County, Orange County and San Gabriel Valley region. The fully integrated network is comprised of PIH Health Downey Hospital, PIH Health Good Samaritan Hospital, PIH Health Whittier Hospital, 37 outpatient medical office buildings, a multispecialty medical (physician) group, home healthcare services and hospice care, as well as heart, cancer, digestive health, orthopedics, women’s health, urgent care and emergency services. Requirements

  • Knowledge of Facilities design, construction, and facilities management applications.
  • Advanced portfolio and project management skills using PMI/PMBOK methodologies.
  • Experience managing and implementing facilities CapEx and OpEx for capital facilities assets
  • Strong knowledge of healthcare design and construction regulations, methodologies, and workflows.
  • Ability to develop project charters, WBS, integrated schedules, and risk control plans.
  • Proficiency in Bluebeam, Smartsheet, and other Project Management Office (PMO) software.
  • Strong communication and leadership skills to influence and guide diverse teams.
  • Knowledge of procurement and contract administration principles.
  • Understanding of sustainability standards and energy efficiency practices.
  • General knowledge of facilities electrical, mechanical, plumbing, low-voltage, gases, wet and dry piping systems
  • Experience documenting and identifying space requirements and scope of work narratives for space planning projects.
