The Procurement Specialist – Direct Materials is responsible for developing and executing the company’s direct-material procurement strategy for new construction and renovation of multifamily, student housing, government/military housing, retirement communities, and affordable housing communities nationwide. This role oversees sourcing, negotiations, contracting, and supplier performance for key material categories, ensuring the right materials are delivered to projects on time and at the best total cost of ownership while supporting safety, quality, and schedule objectives.​ Why should you join THS National? Requirements

  • Bachelor’s degree in Supply Chain Management, Business, Construction Management, Engineering, or a related field.​
  • 7+ years of progressive experience in procurement or strategic sourcing, with at least 3–5 years in construction or building materials; 10+ years with significant national or multi-region responsibility for Director level.​
  • Demonstrated experience managing direct-material categories for construction or related industries, including vendor selection, contract negotiation, and supplier performance management.​
  • Proven ability to analyze markets and pricing, develop category strategies, and deliver measurable cost savings and value while supporting schedule and quality.​
  • Strong analytical, financial, and Excel/analytics skills, including comfort with cost modeling, scenario analysis, and performance-versus-savings trade-off evaluation between local and national supply models.​
  • Experience working across multiple regions or a national footprint and coordinating with distributed project and operations teams.​
  • Proficiency with procurement/ERP tools and standard Microsoft Office applications; experience in construction-oriented systems is a plus.​
  • Excellent negotiation, communication, and relationship-management skills, with the ability to influence internal stakeholders and external suppliers at multiple levels.​

Responsibilities

  • Develop and lead a national direct material procurement strategy that supports a portfolio of multifamily new build and interior/exterior renovation projects across the continental United States.​
  • Own category strategies for major material groups (e.g., structural, roofing, cladding, windows/doors, MEP materials, finishes) including demand planning, sourcing approach, preferred brands, and contract structures.​
  • Conduct ongoing market trend and commodity analysis (e.g., lumber, steel, roofing, PVC, appliances) and translate insights into pricing forecasts, bid strategies, and risk-mitigation recommendations for operations and finance.​
  • Perform material pricing analysis and benchmarking to identify savings opportunities, standardization opportunities, and total cost-of-ownership improvements across regions and business lines.​
  • Lead supplier selection and negotiations, including RFPs, RFQs, and strategic negotiations for local, regional, and national agreements that balance price, service, logistics, and project schedule requirements.​
  • Evaluate and decide when to retain local supplier relationships versus consolidating with regional/national suppliers, using quantitative performance versus savings analysis and structured decision criteria.​
  • Establish and manage key supplier relationships and performance management programs, including KPIs, scorecards, QBRs, and continuous-improvement plans for cost, quality, on-time delivery, and responsiveness.​
  • Lead the national account relationships. Negotiate and manage the rebate programs with the national accounts.
  • Partner closely with estimating, project management, operations, and preconstruction to align specifications, preferred products, and material sourcing plans with bid strategies and project schedules.​
  • Collaborate with project teams to ensure timely material releases, order placement, and logistics coordination so that materials are procured and delivered in line with critical path schedules.​
  • Drive standardization of materials, SKUs, and assemblies where appropriate to leverage volume, reduce complexity, and support repeatable multifamily prototypes and renovation scopes.​
  • Develop, implement, and maintain procurement policies, standard operating procedures, and tools that reflect industry best practices and ensure compliance with company, client, and regulatory requirements.​
  • Support budgeting and forecasting by providing material cost trends, pricing assumptions, and risk contingencies to finance and leadership.​
  • Implement and utilize procurement and ERP systems to manage spend, contracts, purchase orders, supplier data, and analytics, enabling visibility to national and regional spend.​
  • Lead or support procurement staff (depending on Manager vs. Director level), including coaching, workload prioritization, and capability building in strategic sourcing and negotiations.​
  • Ensure adherence to ethical sourcing standards, contractual terms, and relevant government, client, and company policies, including requirements specific to government/military and affordable housing projects where applicable.​
