About The Position

The Physical Security Design & Construction Coordinator (Embedded Contractor) delivers end-to-end physical security design and construction tasks across multiple concurrent projects—scoping, planning, coordinating vendors, field verification, commissioning, and closeout—ensuring deliverables meet Client requirements/specifications, schedule, budget, and quality expectations. The role focuses on disciplined project execution, construction coordination, and technical quality while operating under Client direction and approved procedures.

Requirements

  • 5–7+ years delivering design and construction projects (preferably low-voltage/physical security) with clear results on scope, schedule, and budget in an owner’s-rep, GC, integrator, or contractor setting.
  • Strong command of project controls: work breakdown, scheduling/critical path, cost tracking, risk/issue management, change control, and vendor coordination.
  • Proficiency reading architectural/MEP/low-voltage drawings and specifications; hands-on experience with submittals, RFIs, change orders, and punch-list closeout.
  • Advanced working knowledge of ACS, VMS/CCTV, Intrusion and integration with door hardware, networks, and life-safety systems.
  • Field experience with construction administration and commissioning (functional testing, acceptance documentation).
  • Proficiency with Bluebeam; familiarity with Client-approved project/construction platforms (e.g., Procore/Autodesk Build/PlanGrid, Jira or equivalent); and experience creating/maintaining schedules in any enterprise scheduling tool per Client standards.

Nice To Haves

  • Bachelor’s degree in Construction Management, Engineering, Security Technology, or related field (or equivalent experience).
  • PMP or CAPM; PSP (ASIS) and/or OSHA-30/LEED preferred.
  • Familiarity with relevant codes/standards (e.g., IBC, NEC/NFPA 70, NFPA 72, UL 294) and enterprise IT/security policies.
  • Exposure to AutoCAD/Revit (view/markup) and basic network troubleshooting for security devices.

Responsibilities

  • Manage assigned projects through the full lifecycle: initiation, planning, design coordination, procurement support, construction, testing/commissioning, and closeout—per Client procedures.
  • Build and maintain detailed schedules; track critical path and dependencies; maintain risk, issue, and decision logs; perform change control and cost tracking consistent with Client practices.
  • Prepare scopes of work (SOW), basis of design summaries, estimates, vendor bid packages/RFP inputs, and award recommendations for Client review/approval.
  • Coordinate weekly project/status meetings; document actions/owners/dates; drive follow-through on field issues, material lead times, and construction readiness.
  • Maintain complete project records (drawings, submittals, as-builts, test sheets, O&M manuals) and deliver compliant closeout documentation.
  • Produce and/or review physical security layouts for new builds, remodels, and third-party spaces to ensure conformance with Client requirements and applicable codes.
  • Perform constructability reviews; coordinate pathways, power, and network needs with Facilities/IT/GC/low-voltage integrators; support value engineering without degrading security objectives.
  • Conduct site walks, rough-in/trim checks, and commissioning (functional testing, acceptance criteria, punch lists); verify device placement and labeling; validate as-builts.
  • Apply advanced working knowledge of Access Control (ACS), VMS/CCTV, Intrusion, door hardware, low-voltage cabling, and practical network fundamentals (PoE, VLAN concepts) to ensure solutions function as intended.
  • Interpret and mark up architectural/MEP/low-voltage drawings (plans, elevations, details, risers) and verify installations align with Client requirements, life-safety, and IT/security policies.
  • Coordinate integrators, low-voltage subcontractors, and GCs: manage submittals, RFIs, change orders, delivery schedules, and pay-application support per Client direction.
  • Enforce QA/QC expectations in the field; document deficiencies; drive corrective action and retest prior to acceptance.
  • Support material/equipment tracking, serial capture, asset lists, and turnover documentation.
  • Utilize Bluebeam Revu for markups/reviews and update construction/project tracking in Client-approved platforms (e.g., Procore/Autodesk Build/PlanGrid, Jira or equivalent).
  • Maintain project schedules using the Client’s approved scheduling tool and provide routine written status updates, dashboards, and risk/issue logs to the assigned Client lead per the agreed reporting cadence.
