Mungo Homes has a new opening in our Raleigh, NC market for an Operations Manager! This position manages the operations team, processes, and corporate policy for the Raleigh market. Essential Duties and Responsibilities Responsible for managing the daily operations, permit processes, and home start releases, within the market, ensuring that operational processes run smoothly and efficiently across all departments. Schedules start activities, start date, and publish start schedule for pre-sale and market homes. Works with various departments to resolve issues and concerns. This includes but not limited to, contingencies in Sales Contracts, and architectural plans. Daily and weekly communications with Architectural, Sales, Construction and Division leadership. Manages and maintains start schedule. Consults with Market Team on preferred start volume. Adjusts start schedule as needed to accommodate builder loads, sales volume, and permits approvals. Adjusts pre-start schedule as needed, sets activity dates for plot plans, and permit applications. Reviews start detail, plot plan, and electronic plans for completeness and accuracy. Communicate errors to appropriate department and confirms issues are resolved before start release. Confirm "Start Package" documents are uploaded into KOVA. Releases jobs to field to start construction by regenerating job start schedule to adjusted / corrected start date; publishing job to release job schedule, job activities, and purchase orders; and completing pre-start schedule activities. Communicates start releases to Production and Closing Coordinator. Manages Permit Coordinator to ensure that permits are received per start schedule. Responsible for permit documents and building permits. This includes but not limited to plot plans, electronic lot specific construction plans; septic permits, energy calculation, engineered plans, land disturbance permits, temporary sales/construction offices, water and sewer service for all starts. Performs miscellaneous duties as required to support the market. Supervisory Responsibilities Directly supervises Permits Specialist and Operations Coordinator as applicable. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Education and/or Experience: Associate's degree (A.A.) or equivalent from two-year college or technical school; or one year related experience and/or training; or equivalent combination of education and experience. Previous experience in permitting, and residential homebuilding preferred Knowledge and understanding of architectural plans, engineering, familiarity with building codes, zoning, and overall construction process preferred Strong professional communication skills, relationship building with outside trade partners, and city officials, and ability to manage, lead and be accountable for a team and its goals.
