Operating Engineer- JLL What this job involves: You'll join our dedicated Facilities Operations team, responsible for ensuring the seamless operation of critical building systems across our commercial real estate portfolio. Our team maintains the infrastructure that keeps businesses running smoothly, focusing on preventative maintenance, system optimization, and rapid problem resolution to deliver exceptional tenant experiences.

Requirements

  • 2-4 years of experience maintaining and repairing commercial building systems, including complex mechanical, electrical, and HVAC equipment
  • Strong analytical and troubleshooting capabilities to diagnose operational issues across diverse building systems
  • Technical proficiency with commercial building systems, including reading documentation, interpreting schematics, and using diagnostic tools
  • High School diploma, GED equivalent, or technical training/degree
  • Physical ability to perform maintenance tasks requiring bending, kneeling, standing, and reaching in various environmental conditions
  • Candidates must be authorized to work in the United States without employer sponsorship.

Nice To Haves

  • EPA 608 Type II Certification
  • Formal trades education focused on refrigeration and HVAC systems
  • Electrical licensing (07 or 06A) or ability to obtain Electrical Trainee Card within 90 days of employment
  • Building Automation Systems (BAS) experience including Direct Digital Control (DDC) systems for advanced facility monitoring and control
  • Medical facility experience with understanding of specialized building requirements and regulatory standards

Responsibilities

  • Operate and maintain critical facility systems including mechanical, electrical, plumbing, HVAC, and life safety systems, with expertise in one specialized craft area
  • Diagnose and resolve equipment malfunctions using problem-solving skills to identify root causes and implement corrective actions that minimize downtime
  • Execute preventative maintenance programs including cleaning, inspection, calibration, and parts replacement to ensure optimal system performance
  • Monitor system performance by recording data, making adjustments, and identifying efficiency improvement opportunities
  • Collaborate with contractors and vendors to evaluate work quality, monitor pricing, and ensure services meet facility standards
  • Maintain inventory oversight for tools, parts, and equipment while ensuring compliance with safety protocols and hazardous material handling
