Operating Engineer – JLL What this job involves: The Operating Engineer focuses on operating, maintaining, troubleshooting, and repairing all facility systems equipment. This role requires specialized expertise in Electrical, HVAC, Piping/Plumbing, while maintaining proficiency across multiple technical areas to handle diverse work assignments. The engineer maintains equipment for optimal energy efficiency and safety, minimizing downtime through proactive maintenance planning and comprehensive record-keeping. Openness to additional responsibilities and flexible scheduling as business needs require What your day-to-day will look like: Master HVAC fundamentals including system components, electrical wiring, and refrigerant handling while diagnosing and repairing malfunctions to restore proper functionality. Analyze complex system issues using Building Automation Systems, blueprints, schematics, pressure readings, and airflow measurements to accurately identify root causes of problems. Execute comprehensive preventive maintenance programs for HVACR and chiller systems while mobilizing appropriate tools, equipment, and materials for optimal performance. Perform systematic troubleshooting techniques to determine equipment problems and implement efficient repairs that minimize operational downtime and disruptions. Maintain electrical systems including low and medium voltage power distribution and lighting systems while ensuring compliance with safety standards. Install, repair, and maintain plumbing systems alongside preventive maintenance for automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations. Conduct daily building system start-up procedures including fire pumps, water heaters, boilers, elevators, and compressors while completing miscellaneous facility repairs such as painting and hardware maintenance.

  • U.S. Citizenship and valid driver's license
  • High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC
  • Certification as a Universal Technician for CFCs
  • 4+ years of related work experience in a commercial, industrial, or manufacturing environment, especially in maintenance of HVAC, plumbing, or electrical, and general building maintenance
  • 2+ years utilizing CMMS and PM software programs and Building Automation Systems (BAS) with key experience monitoring and evaluating RTU performance.
  • Ability to read and interpret work from drawings, written work orders, sketches, blueprints, and technical manuals
  • Strong communication skills
  • Advanced troubleshooting abilities in building automation and other complex systems
  • Heavy lifting (up to 50 lbs.)
  • Ability to work at an accelerated pace in emergency conditions
