About The Position

As a Maintenance Technician, you will be an integral part of ensuring the excellence and functionality of the homeowner’s association. You will perform various maintenance duties to create a safe, sanitary, and comfortable environment for guests, owners, and employees.

Requirements

  • Previous experience as a Maintenance Technician is helpful but not required.
  • Ability to handle basic maintenance and work order tasks on your own with limited supervision.
  • Ability to work outdoors in winter conditions when applicable.
  • Physical stamina and capability to perform tasks that involve standing, bending, lifting, and moving heavy objects.
  • Willing to learn and be a respected part of the team.
  • Good communication skills, tool sense, and the ability to follow instructions.
  • Flexibility to work night shifts and on weekends, if required.
  • Must be able to occasionally move about inside the office to access file cabinets, office machinery, etc.
  • Must be able to operate a computer and other office productivity machinery, such as a calculator, copy machine, computer, and printer.
  • Must be able to communicate information and ideas so that others will understand. Must be able to exchange accurate information in these situations.
  • Must be able to observe details at close range (within a few feet of the observer).
  • Occasionally ascends/descends a ladder or stairs.

Responsibilities

  • Regularly inspect the interior and exterior of the property and report deficiencies to the Maintenance Supervisor or Building Engineer.
  • Perform routine maintenance of mechanical systems, HVAC, and life safety fire alarm systems.
  • Basic knowledge of electrical, plumbing, carpentry, repairs, and drywall.
  • Ensure cleanliness of common areas such as hot tubs, maintenance office, tool storage areas, parking garage, etc.
  • Replace light bulbs, ballasts, and perform general maintenance duties.
  • The ability to learn computer software programs for programming key cards for owner doors, ski lockers, and operation of an entry/exit parking gate system.
  • Perform trash removal, including moving dumpsters as needed for pickups. Learn the operation of a Tool Cat with a forklift.
  • Must be able to perform snow removal from low-hanging roofs and sidewalks.
  • Complete checklist of items related to hot tub chemicals and the ability to troubleshoot hot tub chemical feeders and plumbing lines.
  • On call as needed to assist with after-hours emergencies.
  • Actively participate in a Work Team environment, sharing knowledge and skills with all other team members.
  • Plus additional work-related tasks as necessary
